Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: CA City: Santa Rosa Delineated Area: N: Hopper Avenue to Cleveland Ave to Mendocino O/C E: Fountaingrove Parkway to Round Barn Blvd to Fountaingrove Parkway to Bicentenial Way to Mendocino Ave. to E St S: Sonoma Ave to W. 3rd St. W: Coffey Lane to Piner Road to Marlow Rd. to W College Ave to Dutton Ave Minimum Sq. Ft. (ABOA): 10,364 Maximum Sq. Ft. (ABOA): 10,882 Space Type: Office Parking Spaces (Total/Surface): 2 Full Term: 15 years Firm Term: 10 years Additional Requirements: Space shall be located not more than the equivalent of two city blocks from a primary or secondary street Efficient use of space: configuration (space should be no more than twice as long as it is wide), size, number, and placement of columns (columns must be at least 20� from any interior wall and from each other, and be no more than 2� square). First floor or upper floor contiguous space (on one floor) with a minimum of two accessible elevators. One accessible elevator may serve as a freight elevator. The space shall have at least one separate employee entrance providing ingress without going through the reception area. More than one employee entrance may be required based on the floorplan. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 or 500 year flood plain. Expressions of interest must include the following information: Address and location of the building or site being offered; ANSI/BOMA office area (ABOA) square feet to be offered Date of space availability; Building or site ownership information; Amount of parking available on-site Interested respondents may include owners and representatives with the exclusive right to represent owners. Representatives of owners must include the exclusivity agreement, representative letter, listing contract or other executed agreement granting the exclusive right to represent the owner with their response to the advertisement.
