Description
General Services Administration (GSA) seeks to lease the following space: State: NC City: Charlotte Delineated Area: Starting at the intersection area of I-77/I-485 Inner/I-485 Outer (NC Welcome Center & Rest Area) travel northerly direction on I-485 Outer beltway toward I-85 crossing over Highway 49, Highway 160. Keep traveling north on I485 Outer cross over Highway 74, I-85, Highway 27 onto I-485 Outer approaching Highway 16 (Brookshire Boulevard.� Continue northwesterly on I-485 Outer crossing over I-77, Highway 21 and Highway 115 both in the Northlake area of Charlotte. Continue to follow I-485 Outer moving in a southwesterly direction crossing over I-85, Highway 29 and Highway 49. The route proceeds more directly in a southerly pathway on I-485 Outer crossing over Highway 29. The boundary continues along I-485 Outer over Rocky River Road, Harrisburg Road, and then Highway 27(Albemarle Road) and Highway 51. At that point the direction of I-485 Outer will begin to gradually wrap from a south to southwesterly course passing over Wilgrove Mint Hill Road, Lawyers Road, Idlewild Road, Stallings Road, and then crossing Highway 74. At this point direction of travel remains steady on I-485 Outer crossing over Old Monroe Road, Pleasant Plains Road, and Weddington Road then passing one over Highway 16 (Providence Road). Sustain progress on I-485 Outer in a westerly course travelling over Rea Road, Johnston Road and through the Ballantyne area moving onto a northwesterly path on I-485 Outer. Continue northwesterly on I-485 Outer passing over Park Road, Highway 51, Pineville Road, East Westinghouse Boulevard, and Nations Ford Road bring you back to the starting point at area of intersection of I-77/I-485 Inner/I-485 Outer (NC Welcome Center & Rest Area). Minimum Sq. Ft. (ABOA): 4,518 Maximum Sq. Ft. (ABOA): 4,518 Space Type: Office Parking Spaces (Total): 6 Parking Spaces (Surface): 0 Parking Spaces (Structured): 6, Fenced in a lockable area Parking Spaces (Reserved): 6 Full Term: 10 years Firm Term: 5 years Option Term: 0 Additional Requirements: Offered space must be located on one contiguous floor.� Parking: The parking-to-square-foot ratio available on site shall at least meet current local code requirements and if there is no controlling local code, the parking ratio will be 1 parking space per 200 square feet of leased space.� Adequate eating and banking facilities shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 2 miles, as determined by the LCO. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).� ). �For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. The U.S. Government currently occupies office and related space in a building under a lease in Charlotte, NC that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
