General Services Administration (GSA) seeks to lease the following space: State:�Nevada City:�Las Vegas Delineated Area: North: Bruce Woodbury Beltway (Highway 215) to E. Tropical Pkway East: N. Sloan Ln. to Las Vegas Blvd N (Highway 604) to Nellis Blvd (Highway 612) to Interstate 515 South: Interstate 215 West: Bruce Woodbury Beltway (Highway 215) Minimum Sq. Ft. (ABOA):�12,000 Maximum Sq. Ft. (ABOA):�12,600 Space Type:�Office Parking Spaces (Surface/Reserved):�2 Full Term:�20 Firm Term:�15 Option Term:�n/a Additional Requirements: Offered space must be within 30 miles of a major airport Offered space must be within a walkable � mile to hotels/motels and restaurants Offered space must be within a walkable � mile to public transportation where such services are provided Offered space must be within a walkable � mile to public parking facilities, if sufficient on-site parking is not available Offered space offered must be contiguous and on one floor Offered space offered shall be of an efficient layout; Should not exceed 3:1 length to width ratio Should not be �U� or �L� shaped Should not have atriums, light wells, or other areas interrupting contiguous space Should not have irregular space configurations or other unusual building features adversely affecting usage Should not have column spacing less than 20 feet center to center 10� ceiling heights are required in the Ceremony Room and Audio Room Offered space may not be located within 500 feet to where alcohol is a primary business focus (i.e. bars, liquor stores, etc�) Restaurants serving alcohol are an acceptable neighboring use. Offered space may not be located where the quiet enjoyment of the tenant would be disrupted (i.e. airport flight paths, active railroad tracks, etc� ) Offered space may not be located within 500 feet of drug and alcohol rehab or confinement areas Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in 100 year flood plain. Interested Respondents should include Building Owners, or if a Broker, please include the Exclusivity Agreement/Representation Letter/or listing Contract granting the exclusive right to represent the building by the Building Owner, in your expression of interest.
