General Services Administration (GSA) seeks to lease the following space: State:�CA City:�Bakersfield Delineated Area: North � Snow Road East � Hwy 99 to Golden State Ave to Union Ave to Panama Lane South � Panama Lane West � Buena Vista Road to White Lane to Allen Road Minimum Sq. Ft. (ABOA):�9,250� Maximum Sq. Ft. (ABOA):�10,050 Space Type:�Office Parking Spaces (Reserved/Secured):�22 Full Term:�15 Firm Term:�10 Option Term:�N/A Additional Requirements: The space shall be used for law enforcement The offered space must be contiguous The proposed facility shall not be located in the immediate vicinity (640 ft.) of any facilities identified by the Interagency Security Committee (ISC) as �hazardous materials transportation/storage facilities�. Environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc. The proposed facility shall not be located in the immediate vicinity (within 640 ft.) of a low risk facility. Examples: day care centers, senior centers, schools, hospitals and religious/rehabilitation/social service centers. The proposed facility must not be located within 400� of public defenders, Immigrations and Customs Enforcement, probation offices, the IRS, universities, other business or facilities determined unacceptable by the Tenant�s security team Generally facilities with underground parking must have access-controlled parking restricted to building tenants. Open and/or general public parking is not permitted below the building proposed for the Tenant Office. � May not be located within 400� of facilities associated with foreign powers identified in the Tenants National Security Threat List A mixed-tenant building with public parking within 20�-0� of the interior perimeter wall shall not be considered All space must be contiguous, and preferably on the 2nd floor or higher. Space on the first floor are acceptable; however may require additional security measures. The office will be furnished with file safes weighting between 850 lbs and 1,000 lbs each. One elevator must be equipped with override control. If the office is located on the 6th floor or above, the elevator must be on emergency power. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain.� Offered buildings must be of sound and substantial construction with a professional and aesthetically pleasing appearance as determined by the Lease Contracting Officer.� Sublease will not be considered.� Space configuration shall be conducive to an efficient layout will include, but no be limited to the following: size and location of interior fire (support) walls, size, number and placement of columns, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility and angles, curves or offsets that will result in an inefficient use of space.� The Government will have access to the space 24 hours a day, 7 days a week. Normal hours of operation are Monday through Friday, 7:00 am to 5:30 pm (excluding Saturdays, Sundays, and Federal Holidays). Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount (if any) Date of space availability; Building ownership information; Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of required Government parking (if any) Energy efficiency and renewal energy features existing within the building; List of building services provided; One-eighth inch scale drawing of proposed space offered or marketing brochure illustrating the floor plans and proposed space, or proposed site layout Name, address, telephone number, and email address of authorized contact� In cases where an agent is representing multiple ownership entities, written acknowledgement; Your letter must include the RLP # listed above and be emailed or mailed to the primary point of contact Interested respondents may include building owners and representatives with the exclusive right to represent building owners.
