- Advertisement� � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � � GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Delaware City: Wilmington Delineated Area:� Start at the Northeastern border at the intersection of US 13 and RT 92 (Thompson Bridge Rd), RT 92 becomes RT 100 (Montchain Rd), continue on RT 100 to RT 82 (Kirk Rd), continue westbound on RT 82 to Centerville Rd, south on Centerville Rd to DE 48.� West on DE 48 to DE 41. South on DE 41 to McKennan's Church Road.� South on McKennan's Church Road to DE 7.� North on DE 7 to DE 72.� Southwest on DE 72 to where it intersects DE 2.� Continue south on DE 72 to the Delaware Turnpike.� East on the Delaware Turnpike to DE 273.� Continue on DE 273 which will serve as the southern boundary until it reaches the Delaware River. Follow the Delaware River north to the intersection of DE 3/495.� Continue on DE 3 to DE 13.� Continue on DE 13 until it intersects with DE 92. Minimum Sq. Ft. (ABOA): 19,491 ABOA SF Maximum Sq. Ft. (ABOA): 20,466 ABOA SF Space Type: Office and Related Space Parking Spaces (Total):� 41 Reserved Spaces (structured or surface) Of the (41) reserved parking spaces, (2) parking spaces have the following unique requirements: Secured in a garage or behind a fence Vehicle 1 is 21 ft long, 9 ft-6� wide, 8 feet tall and weighs approximately 10,000lbs Vehicle 2 is 21 ft long, 9 ft-5� wide, 8 feet tall and weighs approximately 11,000lbs Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: Tenant Improvement Allowance: $65.79 per ABOA SF. The tenant is expected to exceed their allowance by approximately $110.70 per ABOA SF. Building Specific Capital Amortization: $25 per ABOA SF. All space must be contiguous and on the 2nd floor or higher. Facilities with underground parking must have access-controlled parking restricted to building Tenants. Open and/or general public parking is not permitted below the building proposed for the Tenant office. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain.
