State: Virginia City: Alexandria Delineated Area: Northern, VA Submarket Minimum Sq. Ft. (ABOA): 142,774 Maximum Sq. Ft. (RSF): 143,454 Space Type: Warehouse / Flex Parking Spaces (Total): Per local code Full Term: 5 years Firm Term: 5 years Parking Spaces (Total): 65 reserved including 10 secured spaces at no additional charge. Option Term: N/A Additional Requirements: Existing Space consists of 117,349 ABOA SF of Office and Special Space including firing ranges, training and fitness areas and 25,425 ABOA SF of Warehouse, Office and Workshops. Approximately 22,000 SF outdoor training area in addition to the above indoor space. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� Offered buildings must be able to meet and accommodate� all Government requirements as follows: Three (3) indoor firing ranges; SCIF area; Fitness Area including lockers and shower facilities; Generator (500 KW); Minimum ceiling in the warehouse space shall be 20 ft clear; One drive-in door with at least 18 ft clear; Two loading docks; An indoor area to accommodate up to six dogs, with a floor drain for cleaning and maintenance. The Government currently occupies 142,774 ABOA SF of office and special law enforcement space in a building under lease expiring on April 14, 2025.� The Government seeks to add a renewal option to this existing lease for a term not to exceed 60 months, but is considering alternative space if economically advantageous.� Offered space must be able to supply at least 142,774 ABOA SF and must meet Federal Government, State, and local jurisdiction requirements including, but not limited to, fire and life safety, accessibility, seismic, energy and sustainability standards per the terms of the Lease.�� Offered space shall not be in the 100-year flood plain. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete a lease requirement or to add a renewal option to the existing lease.� In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure for the entire 142,774 ABOA SF.� Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal AcquisitionRegulation (FAR). ). The Government�s decision regarding whether or not to relocate will be based, in part, on information received in response to this notification.� In the event that a potentially acceptable offer fails to provide required information as part of its response to this notification, the Government reserves the right to assume that the building in question cannot meet the Government�s requirements. Submission by anyone other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. Expressions of Interest should include the following: 1) � Building name & address; 2) � Contact information and e-mail address of Lessor�s Representative; 3) � ABOA and rentable square feet of available office and warehouse space; 4)�� Floorplans of the available space (if available); 5)�� Number of parking spaces available on-site, and a site plan showing the parking (if available);��� 6) � Asking rental rate per ABOA and rentable square foot (Full Service), inclusive of a standard GSA warm lit shell within the office space, and a tenant improvement allowance of $58.96/ABOA SF and a $25.00 per ABOASF Building Specific Amortized Capital (�BSAC�) allowance included for the entirety of the offered space; 7)�� A description of additional tenant concessions offered, if any; and 8)�� Date building will be ready for commencement of tenant improvements.
