Description
THIS DOCUMENT IS NOT A REQUEST FOR QUOTATION (RFQ). This is an inquiry only. Sandia does not have a defined requirement or budget for this request. Sandia is not currently seeking proposals and will not accept unsolicited proposals. Information supplied in response to a Request for Information (RFI) will not be disclosed by Sandia. Information provided may be used for planning purposes and to help Sandia understand supplier capabilities. This RFI does not commit Sandia to contract for any supply or service whatsoever. Suppliers not responding to this RFI will not be precluded from participation in a resulting RFQ. In addition, responding to this RFI does not guarantee supplier will receive a resulting RFQ. National Technology and Engineering Solutions of Sandia, LLC (NTESS) estimates a need of at least 105,000 rentable square feet (RSF) of dedicated office, lab, high bay and conference room space along with a pro-rata share of building common areas to support approximately 100 personnel.� NTESS move-in schedule is anticipated for as early as June 2024 and no later than August 2026.� All properties must meet the mandatory criteria listed below: Delineated Area:� 3-mile radius of Kirtland Airforce Base (KAFB) main gates (Eubank, Wyoming, Gibson and Truman Gates), Albuquerque, New Mexico Minimum Square Feet:� �105,000 Rentable Square Foot (RSF).� If the total square footage exceeds 105,000 RSF, the LESSEE is not responsible for any additional charges beyond the 105,000 RSF.� Estimated Contract Term:� 5-year base with three (3) 1-year option periods, for a maximum term not to exceed eight (8) years.� Space Type:� Office, lab, high bay and conference room to be comprised of the following types of space: Mix of open and private offices; Mix of large, medium and small conference rooms equipped to support video-teleconferencing equipment; 39,000 Net Square Feet (NSF) high bay space with a minimum clear space to bottom of structure of 28 feet above finished floor, with column spacing not less than 50-feet wide.� Loading dock shall have overhead coil doors 20 feet wide X 25 feet tall; one of the bays to have a 20-ton bridge crane for length of 50-foot (min) wide bay, remaining bays to have 5-ton bridge crane for length of 50-foot (minimum) wide bay(s). Entire slab of high bay space to accommodate 200-250 Per Square Foot (PSF) floor load.� Strong preference for entire high bay area to be hazard category type 3 (H-3) occupancy with no less than 10,000 NSF of high bay configured for H-3 use; 24,500 NSF of lab space with oversize double doors (6 feet x 9 feet tall) into labs and corridors, with laboratory grid module(s) between 10 feet -6 inches to 11 feet-6 inches within structural bays; Functioning HVAC system with capacity for occupancy comfort and laboratory appliance make-up air for a total requirement of not less than 250,000 Cubic Feet per Minute (CFM) with at least 50,000 CFM of exhaust from laboratory functions; Adequate parking onsite per zoning requirements for number of occupants, space for the following government furnished equipment:� �two (2) generators, three (3) chillers, and one (1) large process gas plant (approximately 20 feet x 20 feet); External storage / staging facility for chemical and equipment storage, approximately 3,000-5,000 Square Feet (SF); External storage to accommodate UPS electrical service of 480V (volt) rated at 2000A (amp) uninterruptable power system (UPS) electrical service.� The battery house is to be sized to provide one (1) minute of uninterrupted power.� The external battery storage facility and pad are to be sized so UPS service can double the capacity in the future (e.g. 4000 A); Power requirements: Three (3) service-entrances installed for the facility. The local utility will bring medium/high voltage feeders to the electrical yard with exact siting in relation to the building to be determined during detailed design. The electrical yard will be enclosed on all sides for fire protection and aesthetic purposes. High voltage equipment related to the service entrance will be provided by the local utility and coordinated during detailed design. From each medium/high voltage transformer, one (1) 480V feed will route to provide power to each service-entrance, with two located in the first-floor electrical rooms and one located in the mechanical room: Electrical room 1: One (1) 1600A, 480Y/277V, 100% rated service-entrance switchboard for lab and building loads Electrical room 2: One (1) 1600A, 480Y/277V, 100% rated service-entrance switchboard for lab and building loads Mechanical room: One (1) 2500A, 480Y/277V, 100% rated service-entrance switchboard for building mechanical loads Lease Type:� Full Service or Modified Gross If interested in this proposed effort, please respond with the following information: Do you have a facility available for lease that can meet NTESS requirements?� If yes, when is this facility available?
