Description
General Services Administration (GSA) seeks to lease the following space: State: Texas City: Tyler Delineated Area: North: W Gentry Parkway East: N Beckham Avenue South: W Front Street West: N Glenwood Boulevard Minimum Sq. Ft. (ABOA): 16,485 Maximum Sq. Ft. (ABOA): 16,885 Space Type: Office and Courts Parking Spaces (Total): 40 Parking Spaces (Surface): 25 Parking Spaces (Structured): 15 Full Term: 17-Years Firm Term: 15-Years Additional Requirements Space cannot be located on the first floor. Offered Space must be contiguous. Stacked space is acceptable (no more than two (2) floors with an intervening stairwell). Space must be able to accommodate courtrooms with column spacing of 34� x 60�. Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).� ). �For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. Expressions of Interest Due: October 6, 2022 Market Survey (Estimated): TBD Occupancy (Estimated): June 2024 SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): 1.������� Building name/address and the location of available space within the building; 2.������� Rentable square feet available and the expected rental rate per rentable square foot, fully serviced; 3.������� ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully services. �Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount (if any); 4.������� Date of space availability; 5.������� Evidence of ownership, if building submitted by owner.
