- The U.S. Department of Agriculture (USDA) seeks to lease the following space: City, State:� �Marion, AL County: � �Perry Delineated Area:� �City Limits: Marion, AL Minimum and Maximum Usable Square Feet (ABOA):� �Min ABOA 2,596 SF / Max ABOA 2,725 SF Rentable Square Feet (RSF):� Maximum 3,115 SF Space Type: Office and Related Space Reserved Parking Spaces for Government Vehicles:� 3 Additional Parking Spaces (available for use at no charge to the Government):� 15 Full Term:� �20 Years Firm Term:� �10 Years Termination Rights:� �120 days in whole or in part, after the Firm Term Option Term:� �None Additional Requirements: The Government wishes to lease space in an existing building, or in a building to be constructed for the Government�s use. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� The space offered, its location, and its surroundings must be compatible with the Government�s intended use. A fully serviced lease is required.� Offered space and sites shall not be in the 100-year flood plain. Additional parking spaces may be located on-site and/or within 1/4 of a mile of the premises, pedestrian accessible. Preferred first floor, contiguous space that meets accessibility requirements. 200 sf. of structured outside storage which shall be included as part of Shell Rent. Must include a 10�X10� (min) overhead door to accommodate UTV/ATV�s with trailers. Lessor to provide a 2,500 SF FENCED wareyard to accommodate an 8 foot by 10-foot storage shed and other USDA equipment at the Premises. USDA will provide, maintain, and retain ownership of the shed. Lessor shall note that USDA may store gasoline for ATV use, and the location of the shed must meet all local building codes and required setbacks. Shed location to be coordinated with and approved by LCO or designated representative. Parking lot to include pull-through parking for safe ingress and egress of large farm trucks and trailers. RLP Amendment 1:� RLP 57-01105-22-FA, Exhibit �B�, Agency Specific Requirements, Section D, subsection 2: �Lessor to provide a 2,500 SF wareyard to accommodate an 8 foot by 10-foot storage shed and other USDA equipment at the Premises. USDA will provide, maintain, and retain ownership of the shed. Lessor shall note that USDA may store gasoline for ATV use, and the location of the shed must meet all local building codes and required setbacks. Shed location to be coordinated with and approved by LCO or designated representative.� is hereby removed / deleted and changed to: �Lessor to provide a 2,500 SF FENCED wareyard to accommodate an 8 foot by 10-foot storage shed and other USDA equipment at the Premises. Initial Offer Due Date:� �10/20/2022 Lease Award Date (Estimated):� �The Lease Term Commencement Date will be on or about 05/01/2023, or upon acceptance of the Space, whichever is later. Any submission received without documentation of ownership and/or written authorization to represent owner(s) will not be considered until such time the documentation has been received.� This documentation must be received on or before the due date for Expressions of Interest. In cases where an agent is representing multiple entities, written acknowledgement/ permission from each entity to represent multiple interest parties for the same submission must be submitted prior to the Expressions of Interest due date. To submit an offer in response to a Request for Lease Proposals (RLP), the offeror must be registered and active in the System for Award Management (SAM) at SAM.gov. �SAM registration will be a minimum requirement to submit a formal proposal in response to the RLP.� It is strongly recommended that potential offerors register, verify, and/or renew their SAM registration on SAM.gov as soon as possible.
