(ABOA):��29,200 Space Type:��Office Parking Spaces (Total):��2 Parking Spaces (Surface):��2 Parking Spaces (Structured):��0 Parking Spaces (Reserved):��2 Full Term:��15 years Firm Term:��10 years Option Term:��One 5-year Additional Requirements: Location: Space shall be located not more 1,056 walkable linear feet, from a primary or secondary street and from public transportation stop(s).� The primary or secondary street must have scheduled public transportation in both directions, if a two-way street. Employee and visitor parking are to be on-site or within two walkable blocks of location, not to exceed 1,056 walkable linear feet, to the entrance of the offered building. Where on-site parking is not available, offered locations must be able to accommodate handicap parking within 528 walkable linear feet, to the entrance of the offered building. Building: Reflect efficient use of space demonstrated by configuration: The size, number, and placement of columns such that columns must be at least 20 feet from any interior wall and from each other, and be no more than 2 feet square).� Length of offered space no more than twice the width.� The Government is seeking contiguous space on the first floor.� If space above the first floor is offered, the building must have a minimum of two elevators (of which one can be a freight elevator).� Minimum access to leased space on Monday through Friday from 7:00 a.m. to 5:00 p.m. with janitorial services to be provided on weekdays between 7:00 a.m. and 5:30 p.m. Space will be occupied by a Social Security field office that has 88 employees and daily average of 450 to 500 visitors. The building must accommodate visitor queueing prior to office opening at 9:00 a.m.� The Space shall be located in a modern quality Building of sound and substantial construction with the surrounding development well maintained and in consonance with a professional image.� Lessor is to provide a $48.14 per ABOA SF TI Allowance per the Request for Lease Proposal. Offered space must meet Government requirements for fire safety, Architectural Barriers Act Accessibility Standard, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 500 year flood plain. GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.� In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized broker representative. The U.S. Government currently occupies office and related space in a building under a lease in Las Vegas, NV, that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
