Description
General Services Administration (GSA) seeks to lease the following space: State: Oklahoma City: Tulsa Delineated Area: North: Train Tracks East: S Cincinnati Avenue South: US Route 66 West: S Houston Avenue Minimum Sq. Ft. (ABOA): 52,725 Maximum Sq. Ft. (ABOA): 53,725 Space Type: Office Parking Spaces (Total): 25 Parking Spaces (Surface): 0 Parking Spaces (Structured): 25 Full Term: 17-Years Firm Term: 15-Years Option Term: N/A Additional Requirements: Offered space must be contiguous on one (1) or more floors Offered space shall be located on the third (3rd) floor or above of a multi-story building of more than three floors. If offered space is located in a building of three floors or less, it shall be located on a floor where the bottom of the window sill is at least 18 feet above the exterior finished grade. The minimum spacing between structural columns in a building should be 20 feet on center A loading dock and freight elevator are required Offered space cannot be located in a building with any of the following uses: Mental Health Facilities (Psychiatrist or Psychologist) Drug Treatment Facilities (Drug Counseling or Drug Treatment Clinics) Blood or Plasma Donation Centers Bail Bonds Criminal Rehabilitation or Reintegration Services such as Halfway Homes Law Firms Specializing in Criminal Defense or Immigration cases Social Service Organizations, to include organizations that provide assistance to crime victims and immigrants Temporary Labor Services, such as a Day Labor Providers Pretrial Services, Probation or Public Defenders Offered space cannot be in a building with residential units. Buildings must not be located within a thousand (1,000) feet of drug free zones, such as schools, colleges, universities, playgrounds or housing facilities owned by a public housing authority. Other typical and special requirements as called for in the Request for Lease Proposals (RLP) package. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).� ). �For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): Building name/address and the location of available space within the building; Rentable square feet available and the expected rental rate per rentable square foot, fully serviced; ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully services.� Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount (if any); Date of space availability; Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; Amount of parking available onsite and its cost.� Include whether expected rental rate includes the cost of the required Government parking, (if any); Energy Efficiency and renewable energy features existing within the building; List of building Services provided. One-eighth inch scale drawing of space offered. Name, address, telephone number, and email address of authorized contact. In cases where an agent is representing multiple ownership entities, written acknowledgement. Permission to represent multiple owners for the same submission.
