Description
General Services Administration (GSA) seeks to lease the following space: The space requirement will be designed to house a Weather Forecast Office and Upper Air Inflation Building for NOAA. The mission of the agency is to provide weather, water and climate data, forecasts, warnings, and impact-based decision support services for the protection of life and property and enhancement of the national economy. State:�Kansas City:�Lawrence Delineated Area: North: 6th Street South: West 27th Street to�North 1350 Road to�Crossgate Drive to�W 24th Street to Kasold Drive to North 1300 Road/West 31st Street East: Haskel Avenue to East 11th Street Delaware Street to East 8th Street to Massachusetts West: Wakarusa to Legends Drive to Research Park Drive to 18th Street to Wakarusa Minimum Sq. Ft. (ABOA):�6,778 Maximum Sq. Ft. (ABOA):�7,000 Space Type:�Office Parking Spaces (Total):�25 Parking Spaces (Surface):�20 Parking Spaces (Structured):�N/A Parking Spaces (GOVs):�5 Full Term:�15 Firm Term:�10 Additional Requirements: The Office, Upper Air Inflation Building and parking area should be located on a total of approximately 1 acre of land. The site must include a 4� thick 200 square foot concrete pad. The pad must be located <200 yards away from structures. 150� radius clear zone around Upper Air Inflation Building. Hardened room or location for shelter-in-place during tornado events. Offered space must be contiguous and have the potential for an efficient layout. The �Operations Room� and �Equipment Room� will require 24/7 cooling and a 100% independently redundant HVAC system separate from the base building systems. The facility is required to be connected to an emergency generator. The agency requires uninterrupted access to the facility. 500 Gallon Fuel storage and generator shall be located away from the main building and provided with adequate turnaround or loop for large vehicle/truck access. A 20' X 20' metal storage building or ground floor storage with direct access. All services, janitorial supplies, utilities, partitioning, and tenant alterations are desired as part of the fully serviced rent. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 500-year flood plain.
