- General Services Administration (GSA) seeks to lease the following space: State:��Arkansas City:�Pine Bluff Delineated Area: North: BUS US-65 to Bryant Street to AR-365 (Sheridan Rd) to Jefferson Parkway to Hutchinson Street to AR-365 to BUS US-65 to Market Street to Saracen Resort Drive to I-530 Frontage Rd to US65 which becomes E. Harding Avenue; South: S. Camden Road (US BUS-79) from I-530 to Union Avenue to 34th Avenue; East: S. Ohio Street from E. 34th Avenue to Wilbur West Road to E. Harding Avenue to BUS US-65; West: I-530 from BUS US-65 to S. Camden Road. Delineated Area map attached. Minimum Sq. Ft. (ABOA):��11,993 Maximum Sq. Ft. Parking Spaces (Reserved):��None Full Term:��10 years Firm Term:� 5 years Option Term:��N/A TIA (Existing Location): $0.00 per ABOA SF TIA (Any other location): $45.985680 per ABOA SF BSAC (Existing Location): $0.00 per ABOA SF BSAC (Any other location): $12.00 per ABOA SF Additional Requirements: Space will be occupied by a Social Security field office that has 26 employees and daily average of 120 visitors.� Offered locations must be able to accommodate 1) handicap parking within one city block and 2) employee and visitor parking, on street or in parking lots, within 1,320 walkable feet of the primary entrance to offered building.� Offered space must be contiguous on a single floor; if offered space is above the ground floor, a minimum of two (2) elevators must be available. Space must allow efficient use, including: configuration, space length not more than twice the space width; and size, number and placement of columns must be at least 20ft apart, at least 20ft from perimeter walls, and be no more than 2ft square. Lessor to provide TI Allowance per Request for Lease Proposal. Space shall be located within a professional office setting and not within close proximity to railroad tracks or highly industrial area. Space will not be considered where apartment space or other living quarters are located with the building considered for SSA occupancy. A fully serviced lease, including all services, janitorial supplies, utilities and amortized tenant improvement and security allowances will be sought. The U.S. Government currently occupies office and related space in a building under lease in Pine Bluff, Arkansas that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs,�replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the�1-percent-annual chance floodplain.
