Description
Park Information Gateway National Recreation (GATE) Area was established in 1972 as the nation�s first urban National Park. GATE is comprised of three park units in two states - The Jamaica Bay and Staten Island Units in New York, and the Sandy Hook Unit in New Jersey. The Gunnison Beach Center, in this Request for Proposals (RFP), is part of the Sandy Hook Unit of GATE.�Sandy Hook is located at the northern end of the New Jersey shore, accessible via Route 36 in Monmouth County and is situated at the southern entrance of Lower New York Bay. The approximate 7-mile stretch of spectacular ocean and bay waters make Sandy Hook a favorite Jersey Shore getaway for Garden State residents and others.�During summers, Sandy Hook is typically a destination for over two million visitors! Opportunity Gateway National Recreation Area is seeking a Lessee to provide high quality food and non-alcoholic beverage services within a designated area of the Gunnison Beach Center. The NPS is seeking operators who can offer a diverse menu with healthy options at multiple price points and provides a level of service that attracts a wide range of beach goers, and better serves the surrounding community.�This goal is part of the NPS�s continued support providing amenities and for creating a quality destination within the park. Applicants must have experience operating food and beverage facilities in or around a park or beach setting.� Building The food service concession building is a wood frame building constructed circa 1996. The structure is approximately 1109 square feet, with a 275 square foot overhang for serving/ordering at the southeast corner of the building. The exclusive land assignment includes approximately 650 square feet of exterior seating area for customers at the southern side of the building. The northwest area to the rear of the building includes approximately 1,100 square feet for the purpose of loading/unloading, refuse container(s), propane tank (to be supplied by the Lessee), storage, and employee parking. The HVAC, fire suppression, water, and electrical systems appear to be in working condition. A prospective operator should inspect all fixtures and equipment to determine which, if any, must be repaired or replaced. The Lessee will be required to repair and maintain the premises as per NPS standards. NPS may offset the cost of Improvements and Alterations made by the Lessee against the Fair Market Value Rent. Lease Terms The minimum Annual Rent that may be offered is $21,000 per year of which a maximum of 50% per year is eligible for Rent Offset. Annual Rent must also be equal to or greater than 10% of annual gross revenues.�For an illustration of various rent scenarios, please refer to page 52 of RFP Attachment B � Sample Lease. The lease term is for up to 10 years and rent shall be adjusted annually on January 1 to reflect the proportionate cumulative increase in the Consumer Price Index for All Urban Consumers (CPI-U). Applicants may submit proposals with an offer to pay a higher Annual Rent to enhance the competitiveness of their submission.
