Advertisement ���������������������������������������������������������� GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:� CA City:� San Diego Delineated Area: North Boundary:� W Beech St to State St to W Ash St to Fifth Ave to A St South Boundary:� Broadway to 1st Ave to W G St to Union St to W F St to State St to W E St East Boundary:� Eight Ave to C St to Seventh Ave West Boundary: Pacific Hwy Properties that have frontage on the boundary streets are within the delineated area of consideration. Minimum Sq. Ft. (ABOA):� 3,864 Maximum Sq. Ft. (ABOA):� 4,857 Space Type:� Office Parking Spaces (Total):� 8 Parking Spaces (Surface):� Either 8 Surface or Parking Spaces (Structured):� Either 8 Structured Parking Spaces (Reserved):� 8 Full Term:� 15 Years Firm Term:� 10 Years Option Term:� Two 2-Year Renewal Option Terms Additional Requirements: FSL Security Level II Services, maintenance, and cleaning to be performed during Government�s established business hours and normal working days. Daytime cleaning is required (Cleared personnel to escort) Approximately 300 ABOA SF to receive cooling at all times (24 hours each day, total calendar days per year) for a server/computer/IT room At all time, the temperature for said room to be maintained at 68 degree Fahrenheit with humidity control not to exceed 60% relative humidity Said room to have up to a 2-ton HVAC Unit to be designed in accordance with proper equipment heat load (Existing HVAC unit/s to be evaluated for life cycle of up to 15 years. Lessor to replace at end of anticipated life cycle as part of its O&M obligations to operate, maintain, repair and replace.) HVAC unit/s to be located outside said room and must blow air into space.� BTU, Temperature, humidity control, etc. requirements will be designed in accordance with proper equipment heat loads and per Tenant specifications. All maintenance personnel not badged by DOS will require an escort at all times. All maintenance personnel not badged by DoS will require an escort at all times. This requirement will house a federal law enforcement office where employees can or have the potential to carry weapons, people may be temporarily held and or questioned. It is preferred that the agency be able to access the leased premises without transporting detainees through public space. The space must be able to accommodate a holding cell, preferably with a rest room Floor load must be able to accommodate gym equipment, safes, vaults and other equipment. Access to the leased space is required at all times 24/7/365. Must be able to pass the Diplomatic Security DS/PCB site security threat assessment survey and make modifications to the building and space as required. Property must be modern or recently renovated office facility with no residential. Ability to install window film on windows at the government�s expense. Floor where space is located must include (shell) a filtered Bottle Filling Station with ADA cooler/drinking fountain that is approved by Department of State (similar to those manufactured by Elkay). Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).� ). �For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. The U.S. Government currently occupies office and related space in a building under a lease in San Diego, CA, that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
