- Notice Of Intent: Brownsville As Build (CBOC) DESCRIPTION DEPARTMENT OF VETERANS AFFAIRS (VA) SOURCES SOUGHT FOR EXISTING LEASE LOCATION The Department of Veterans Affairs intends to award an As Build Lease to Texas Coastal Professional Building, under the authority of 41 U.S.C. �6.302-1 as implemented by Federal Acquisition Regulation (FAR) 6.302-1. Only one responsible source and no other supplies and services will satisfy agency requirements. THIS NOTICE IS NOT A REQUEST FOR COMPETITIVE QUOTES OR A SOLICITATION FOR OFFERS. However, any owner who believes it has a facility that would satisfy the above requirements may submit a written proposal with supporting evidence. Information received will normally be considered solely for the purpose of determining whether to conduct a competitive procurement. A determination by the Government not to compete the proposed procurement based on responses to this notice is solely within the discretion of the Government. The Government will not be responsible for any costs incurred by responding to this notice. This notice in no way obligates the Government to award of any contract. The Department of Veterans Affairs is seeking to lease approximately 7,264 net usable square feet (NUSF), 9,806 rental square feet (RSF) of existing modern office space in Brownsville, Texas. The space needs to be contiguous. The procurement will be for an As-Build Lease, so tenant improvements shall be minimal. The property shall include 48 on-site parking spaces, to include Handicap Accessible parking spaces, per the State of Texas, 4.6 Parking and Passenger Loading Zones. spaces. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. Term: 5 years with 4.5 years firm, full service lease. Tenant Improvements: Minimal tenant improvements, and a cost benefit analysis will consider duplication costs of intended lease space, move costs, and agency down time. Space Availability: The space must be available for occupancy by March 1, 2023. Location: To be considered, space must be within the following delineated area: North: Stillman Road East: Paredes Line Road. South: Ruben Torres Blvd West: U.S. Highway 83 Expressions of Interest: proposal with supporting evidence must be submitted by email to the Lease Contracting Officer 4:00 pm, CST, Tuesday, February 9, 2023. Responses after this date will not be considered.
