Description
The General Services (GSA) seeks to lease the following space in Kennewick, WA. The Delineated Area (see map attached) is as follows: North: From the intersection of Columbia Center Blvd & edge of Columbia River, east to Oak St. South: From the intersection of Washington St & 27th Ave, west to US Route 395 then southwest to I-82. From the intersection of US Route 395 & I-82, west to Washington Central Railroad. East: From the intersection of Oak St & edge of Columbia River, south to 10th Ave then west to Washington. From the intersection of 10th Ave & Washington St, south to 27th Ave. West: From the intersection of Washington Central Railroad & I-82, northeast to Steptoe St then north to Union Pacific Railroad. From the intersection of Steptoe St & Union Pacific Railroad, east to Columbia Center Blvd, then north to the edge of Columbia River. Office Minimum Sq. Ft. (ABOA):� 1,160 Office Maximum Sq. Ft.:� � 1,450 Warehouse Minimum Sq. Ft:� � 2,180 Warehouse Maximum Sq. Ft.:� 2,660 Additional space types:�Storage (450 SF), Lab (250 SF) Secure Wareyard �(1630 sq. yds or .3368 acres) Full Term: 240 months (20 years) Firm Term: 180 Months (15 years) Additional Requirements:�� Offered property must meet the following: A secured wareyard large enough (1,630 sq yds or .3368 acres) to maneuver and store 2 boats with trailers (32�) and large trucks (F350 equivalent) Located on the first floor Contiguous space i.e. the office space/storage/lab, warehouse, and wareyard are all adjacent to each other Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 1-percent-annual chance� floodplain (formerly referred to as �100-year� floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).� ). �For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. The U.S. Government currently occupies office and related space in a building under a lease within the city limits of Kennewick, WA that will be expiring.� The Government is considering alternative space if it is economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
