Description
This Request for Proposals (RFP) provides the opportunity for any interested individual or organization, hereinafter referred to as �Offeror� to submit proposals to the National Park Service (NPS, �Lessor�) to lease NPS property at Delaware Water Gap National Recreation Area. The selected offeror will have exclusive negotiation rights to enter into a Lease based on the attached Draft Lease (See Attachment A).� The property is located at 898 U. S. Route 209 in Dingmans Ferry, Pennsylvania. The primary structure, a large white church, was constructed in 1850 in the Greek Revival style and features large Doric columns and a portico, clapboard siding, and large windows with 30/30 sash. The 2,485 square foot, two-story church was converted into a residence in 1957. The first floor includes a front porch, a vestibule, spiral staircase, storeroom, office, sitting room, large living room with a fireplace, and half-bathroom. A large kitchen and pantry are located behind the living room on the first floor. A small deck and sunroom are located off the kitchen. The second floor includes two bedrooms and a full bathroom. The carriage shed is located just to the north of the house. It is a single-story, frame building with a mix of lap and board-and-batten siding with a variety of mismatched doors and windows. It was converted into a garage in 1945 and then an antiques shop in 1975, which has remained its use to the present day. Due to the substantial alterations and loss of historic fabric, the building was determined to be ineligible for listing on the National Register of Historic Places in 2016.� The property is set back approximately 100 feet from U.S. Hwy. 209, near a busy intersection with State Route 739. The McDade Recreational Trail passes to the south and east of the church, and the Delaware River is 200 feet to the east and visible in winter. The grounds include a gravel driveway and parking area, and well-established flower gardens.
