Description
The Department of Veterans Affairs is seeking a minimum of 13,267 to a maximum of 14,663 of American National Standards Institute/Building Owners and Managers Association (ANSI/BOMA) Occupant Area (ABOA) square feet (SF) of contiguous space on a single floor in an existing building or building already under construction and substantially complete within the Area of Consideration set forth below. The space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the LCO. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization, or adaptive reuse for the Space with modern conveniences. The building shall comply with all current building, seismic, and accessibility code requirements. The office space shall not be in a flood zone. The space sought is Class A /4-5 CoStar rated building. Space shall be in a prime commercial office space with attractive, professional surroundings. Streets and public walkways shall be well maintained. The Government requires ZERO structured/inside parking spaces and 50 surface/outside parking spaces. This space shall be used as executive level office space for the VA MidSouth Healthcare Network (VISN 9) office staff. The VISN 9 administrative staff provide services, guidance, support to VISN 9 leadership and VISN 9 Medical Centers located in Tennessee and Kentucky who serve more than 375,000 Veterans. The space shall be available for use by Tenant (VA) for personnel, furnishings, and equipment to meet the needs of VISN 9 administrative staff and leadership. Space design will provide maximum co-location of the staff. The lease term shall be 10 Years, 10 Years Firm and a fully serviced lease is required. Delineated Area: To receive consideration, submitted properties must be located within Davidson, Williamson, or Rutherford counties and within the following area described below, which is bound by the following roads, or must front on any of the following boundary lines: North: I-840/I-40 intersection (in the west), I-40/I-65 intersection, I-65, I-24, Hwy 70 (Donelson), South: Hwy 96, Veterans Pkwy, I-840 East: Hwy 255, Hwy 1 (Murfreesboro Pike), Hwy 41, Hwy 41/Hwy 96 West: I-840/I-40 intersection Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as 100-year floodplain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ).
