U.S GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Maryland City:Baltimore Delineated Area: Start: Intersection of W Fayette Street and S Greene St.� East on W Fayette Street, South on Guilford Ave toward South Street, West on E Pratt Street, South on Light Street, West on W Lee Street, North on S. Sharp Street, West on W. Conway Street, South on S. Eutaw Street, West on W Lee Street, North on Russell Street towards S. Greene Street, end on W Fayette St. � Minimum Sq. Ft. (ABOA): 53,219 Maximum Sq. Ft. (ABOA): 56,675 Space Type:Office Space Parking Spaces (Reserved/Structured):20 Full Term:10 Firm Term: 7 Option Term: 0 Additional Requirements: 1) At least 51,000 ABOA SF must be contiguous on consecutive floors. Any remaining space to meet the ABOA SF requirements must be contiguous on one floor. 2) All space must be on the 3rd floor or higher. 3) The minimum spacing between structural columns in a building must be a minimum of 20 feet on center. 4) Residential units cannot be in the building. 5) The following businesses, federal agencies, and/or services cannot be in the building: -�������� �Probation, Pretrial Services, Public Defenders -��������� Mental Health Facilities (Psychiatrist or Psychologist) -��������� Drug Treatment Facilities (Drug Counseling or Drug Treatment Clinics) -��������� Blood or Plasma Donation Centers -��������� Bail Bonds -��������� Criminal Rehabilitation or Reintegration Services such as Halfway Homes -��������� Law Firms Specializing in Criminal Defense or Immigration cases -��������� Social Service Organizations, to include organizations that provide assistance to crime victims and immigrants. 6)�The library, file rooms with mobile filing or ""times two"" filing systems, and/or safes may require additional structural reinforcement in the floor. For these areas, a minimum floor load of 150 pounds per square foot is required. 7) A loading dock and freight elevator are required. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced is required.� Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as [�100-year� floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).� ). �For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. The U.S. Government currently occupies office and related space in a building under a lease in Baltimore, Maryland that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
