- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State/Territory: Puerto Rico City: San Juan (see delineated area) Delineated Area: NORTH: PR-28 continuing along to PR-22, also known as Jose de Diego Highway, continuing along to intersection PR-1, also known as Luis Mu�oz Rivera Expressway, to Avenida Borinquena to the corner of PR-25, also known as Juan Ponce de Leon Avenue� EAST: PR-25, also known as Juan Ponce de Leon Avenue, continuing along to intersection PR-17� SOUTH: PR-17, continuing along to intersection PR-20, also known as Rafael Martinez Nadal WEST: PR-20, also known as Rafael Martinez Nadal, continuing to intersection PR-2 to Calle Buchanan across to S Gate Road continuing along to the intersection at Patriot Way to Aguadilla Barracks Road to Howard Drive to Depot Road continuing along to the intersection of PR-28 Minimum Sq. Ft. (ABOA): 22,411 Maximum Sq. Ft. (ABOA): 23,532 Space Type: Office Parking Spaces (Structured or Surface): 65 Parking Spaces, of which: 3 spaces are on-site, secured spaces for Government Owned Vehicles (GOVs); 62 spaces commercially available within a safe, walkable quarter of a mile distance from the proposed building Full Term: 120 Months (10 Years) Firm Term: 36 Months (3 Years) Option Term: N/A Additional Requirements: Space must not be located within or adjacent to a shopping center The offered space must be contiguous. This includes: Stacked space Space spanning one floor The Government cannot be located on the first floor of the proposed building. The proposed building must have a loading dock and freight elevator for Government use. The Government requires 24/7 access to the proposed building and space. The proposed building and space must meet or be capable of meeting all Accessibility Barriers Act Accessibility Standard (ABAAS) requirements. The Government prefers structured/covered parking. Public transportation must be located within a quarter of a walkable mile distance from the proposed building. Columns within the offered space must be no less than 25� apart. Subleases are not acceptable. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).� ). �For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. The U.S. Government currently occupies office and related space in a building under a lease in Hato Rey, Puerto Rico that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
