Description
The U.S. Army Corps of Engineers, Wilmington District requires a contract to perform a Roof Replacement at Philpott Lake Visitors Assistance Center, Bassett, Virginia. The project will require the contractor to remove existing shingles and underlayment and replace shingles with twenty-four gauge metal roof panels with an approved paint color by the Government All work must be performed in accordance with the requirements and specifications below. All work shall be completed 180 calendar days after contract award. Work must be scheduled between 7:00AM and 4:30PM Monday through Friday excluding Federal Holidays. Any work performed outside this timeframe must be approved by the Government. Specifications: Structural Design Type Roof: Step down gable roof with a cupola. Size: 6,200 SF (approximate) Slope: 5:12 Removal of Existing Roof The contractor shall remove and dispose of all shingles, fasteners, underlayment, ridge vents, rain diverters, and flashing. The contractor shall dispose of all debris/materials in accordance with Federal, State, and local regulations. The contractor shall not dispose of debris/materials on Government Property. The contractor shall inspect and remove debris daily from all sidewalks and entrance areas. Inspection of Roof System Prior to installing the underlayment, the contractor shall inspect the entire roof system for damages or deficiencies and report in writing the findings to the Government. The Contracting Officer may request the contractor to provide an estimate to repair the damage or structural problem prior to installing the underlayment and panels. Roof Underlayment The contractor shall install a synthetic underlayment for metal roofs. Underlayment shall comply with ASTMD 226, Type 1 or ASTM 4869 per Virginia�s Engineering and Building Codes. The contractor shall fasten the underlayment with staples and NOT cap nails. Fasteners shall be spaced 8� O.C. at the perimeter and 24� O.C. in field of the roll unless recommended otherwise by the manufacturer. Roof Panels Panel Type: Concealed fastened vertical standing seam metal panel Panel Coverage: 18� Rib Height: 1-3/4 Gauge: 24 ga. Finish: Kynar 500 Source: Metal Sales or an approved manufacturer The metal roofing system shall be installed plumb, level, and straight. Panels shall be continuous from the ridge to eaves with no end laps where feasible. Panels, fasteners, and other hardware shall be a product approved for use by the roofing manufacturer and shall be tested and approved in accordance with ASTM E 1592. Panels shall be installed in accordance with the manufacturers recommended procedures. The contractor shall exercise proper care during installation to avoid damage or scratching of roofing panels. The contractor shall ensure all sub-structure is flat when panels are applied so they do not appear wavy or distorted. Roof Accessories The contractor shall install all required eave trim, valley trim, rake trim, vent pipe boots, hip caps, snow guards, and ridge caps. The eave trim must be installed around the entire perimeter of the structure. The ridge cap must be vented and cover the entire ridge of the roof. Snow guards must be installed per manufacture guidelines. All trim accessories shall be the same gauge and finish as the roof panels. All joints must be sealed with NPI caulk or an approved weather tight sealant. Estimated Quantities Number of snow guards 136 Linear Feet of Ridge/Hip Cover: 120ft Linear Feet of Eave Trim: 140ft� Linear Feet of Rake Trim: 180ft� Linear Feet of Valley Trim: 10� Total Square Feet of Metal Panels: 6,200 Note: Estimated amounts are an approximate total and not an exact quantity. Due to the complexity of the roof, the contractor is urged to do a pre-bid visit to determine exact quantities. The work site is located at Philpott Lake Visitor Assistance Center, Bassett, Virginia. The contract issued will be Firm Fixed Price. The Magnitude of Construction of this project is between $25,000.00 and $100,000.00. This solicitation will be issued in electronic format only and will be available on or about 08 February 2023.
