Description
Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 1-percent-annual-chance floodplain (formerly referred to as 100-year floodplain). The U.S. Government currently occupies approximately 11,982 ABOA SF of office and related space in a building under a lease in Seattle, WA.� The Government has identified a need for 1,645 ABOA SF of expansion space and is considering alternative space for the total requirement of 13,627 ABOA SF if economically advantageous to the Government.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, construction costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. ADDITIONAL CRITERIA: 24 access controlled structured parking spaces, which includes two heavy weight vehicles with additional space and security requirements. Offered space must be contiguous. 24/7 access to office and elevators is required. Cannot be on ground level. Cannot be directly above or adjacent to any parking structures. Space offered cannot be co-located with foreign entities. Space will require ballistic level 3 armored sheeting on all public facing walls. Space offered will need to accommodate a secure room with additional electrical loads and cooling requirements, requires ability to cool the space 24/7/365. Any move or office buildout cost must be at no cost to the Agency Occupancy term will be no more than 5 years firm.
