General Services Administration (GSA) seeks to lease Office Space in: State:� Colorado City:� � �Denver Delineated Area: North:� South Platte River to Park Avenue W to Tremont Place. East:� � Tremont Place to E. 20th Avenue to Grant Street to E. 14th Avenue to Lincoln Street to Speer Boulevard. South:� �Speer Boulevard to W. Colfax Avenue to Interstate 25. West:� � Interstate 25 to South Platte River to Park Avenue W. (See attached map) Minimum Sq. Ft. (ABOA):� 28,276 Maximum Sq. Ft. (ABOA):� 30,000 Space Type:� Office Parking Spaces (Structured):� 2 Full Term:� 15 Years Firm Term:� 10 Years Option Term:� One, 5-Year Option Additional Requirements: � �Occupancy must be located in contiguous space within a modern office building. � �Offered space must be efficient and not present significant design constraints, such as�irregular shape of demised space, large columns, narrow core to building fa�ade, column spacing less than 20� on center, etc. � �The occupancy will need to comply with Facility Security Standard Level 3 and other security�requirements determined by GSA. � �GSA will require magnetometers and x- ray at space public entrances and will provide armed guard�at space public entrance. � �Offered space must be within � walkable mile of public transportation. � �Offered space must have access to a loading dock and freight elevator. � �Offered space must be contiguous in a multiple floor solution (contiguous secure vertical circulation office space).� Offered space must meet Government requirements for fire safety, accessibility, seismic, and�sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered�space shall not be in the 0.2-percent-annual chance floodplain (formerly referred to as 500-Year�floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined�under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ).
