Description
General Services Administration (GSA) seeks to lease the following space: State: Tennessee City: Memphis Delineated Area: North: I-240 East: HWY 78 South: SR 175 West: I-55 Office Minimum Sq. Ft. (ABOA): 3,834 ABOA SF (includes 1,000 ABOA SF of warehouse) Office Maximum Sq. Ft. (ABOA): 3,834 ABOA SF (includes 1,000 ABOA SF of warehouse) Parking Spaces (Total): 6 Parking Spaces (Surface): 6[�secured (See �Additional Requirements� below) Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: Offered space should be on contiguous floors. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. The parking-to-square-foot ratio available on site shall at least meet current local code requirements, or, in the absence of a local code requirement, on-site parking shall be available at a ratio of one (1) space for every 200 RSF of Space.� Adequate eating facilities shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 2 miles, as determined by the LCO.� Other employee services, such as retail shops, cleaners, and banks, shall be located within the immediate vicinity of the Building, but generally not exceeding a drivable 2 miles as determined by the LCO.� Amenities must be existing or Offeror must demonstrate to the Government�s reasonable satisfaction that such amenities will exist by the Government�s required occupancy date. For the 6 Gov�t vehicles, secured Parking required: - This will only apply to the 6 Gov�t vehicles; -Gov�t vehicles to have a secured perimeter/gate for entrance for Gov�t Officials only; -If there is existing structured parking with a guard, then this can replace the need for a separately fenced area for the government vehicles. Warehouse (1,000 ABOA SF): The warehouse will need to accommodate (including but not limited to) a 18-24 ft boat, ATV /ATV trailer, two vehicles and storage shelf that hold tans for supplies for care of live wildlife[H3]�. *Wildlife can range from lizards, fish, or venomous reptiles.� Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Government may consider separately metered utilities.� Offered space shall not be in the 100-year flood plain.� Expressions of Interest Due: By 5PM EST on June 6, 2023 (Please reference Project #7TN2148 with your submission) Market Survey (estimated): TBD Initial Offers Due (estimated): TBD Occupancy: TBD Please reference Project Number 7TN2148 when submitting Expressions of Interest.� If known, please include the information below. Amount of parking available on-site and its cost.� Include whether expected rental rate includes the cost of the required Government parking (if any). List of building services provided. If known, energy efficiency and renewable energy features existing within the building. If known, building, space and parking accessibility in compliance with ABAAS. If known, building, space and parking compliance with fire and life safety and seismic requirements.
