- Presolicitation Notice � GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Virginia City: Arlington Delineated Area: Arlington, VA Minimum Sq. Ft. (ABOA): 30,912 Maximum Sq. Ft. (ABOA): 32,457 Space Type: Office Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 5 years Firm Term: 5 years Option Term: N/A Additional Requirements: None Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 1-percent-annual-chance flood plain [formally referred to �100-year�] floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). The U.S. Government currently occupies office and related space in a building under lease in Arlington, VA that will be expiring in March 2027. The Government plans to seek to add a 5-year renewal option for lease. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Submission by anyone other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. Expressions of Interest should include the following: Building name & address; Contact information and e-mail address of Lessor�s Representative; ABOA and rentable square feet of available; Floorplans of the available space (if available) Number of parking spaces available on-site, and a site plan showing the parking (if available); Asking rental rate per ABOA and rentable square foot (Full Service), inclusive of a standard GSA warm lit shell within the office space, and a tenant improvement allowance of $58.96/ABOA SF for the entirety of the offered space. A description of additional tenant concessions offered, if any; and Date building will be ready for commencement of tenant improvements.
