- General Services Administration (GSA) seeks to lease the following space: State:South Carolina City:Spartanburg Metropolitan Area Delineated Area: North: Highway 11/Cherokee Foothills Scenic Hwy. East: Rainbow Lake Road to Hwy 9 to I-85 to I-26 to Hwy 29 to S. Forest Street to Hwy 221/S. Church Street South: Old Georgia Road to Anderson Mill Road to Reidville Road/296 to Woodruff Road to Five Forks Road to Bethel Road West: I-385 to SR 291/N. Pleasantburg Drive to Hwy 25 See attached map for delineated area Minimum Sq. Ft. (ABOA): 5,070 SF Maximum Sq. Ft. (ABOA): 5,577 SF Space Type: Office Parking Spaces (Total): 9 Parking Spaces (Surface or Structured): 9 Parking Spaces (Secured/Reserved): 9 Full Term: 15 years Firm Term: 13 years Option Term: One option for 5-years Additional Requirements: If space offered is not on the first floor, a minimum of two passenger or freight elevators must be provided, unless offered building is a single tenant facility; Offered space must be contiguous; Offered building must not be within 1,000 linear feet of schools, daycares, or areas of high civilian activity or vulnerability. Offered building must not be adjacent to residential zoning/concentration.� Each building will be evaluated on a case-by-case basis by Agency�s Security Team. � Offered building and site layout must have ability to provide or construct an enclosed, secure sallyport, used for detainee transportation.� Sallyport must have dedicated entrance into ground floor space. Offered building must fall within a 50-mile drive from an address to be disclosed privately to each offer; Access required 24 hours a day, 7 days a week, 365 days a year; Secured parking for the GOVs will be required; Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including, but not limited to, Agency Specific Requirements and Facility Security Level II Requirements by the occupancy date per the terms of the lease; Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space; The Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer.� If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences; Note: ABOA SF does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain.
