Ft. (ABOA):�15,000 Maximum Sq. Ft. (ABOA):�15,750 Space Type: 7,000 office; 8,000 warehouse + � acre fenced ware-yard large enough to accommodate boats entering/exiting the warehouse area Parking Spaces (Total):�16 Parking Spaces (Surface):�16 Parking Spaces (Structured):�0 Parking Spaces (Reserved):�0 Full Term:�15 Firm Term:�10 Option Term:�N/A Additional Requirements: Office/warehouse to be conditioned; Warehouse space to be insulated or other means necessary to protect the warehouse from freezing; Overhead door needed with a 14� clear height minimum with a boat bay; Ground-level warehouse space; Drive-through warehouse bay; Warehouse berth 100L x 80 W. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the [1-percent-annual chance/0.2-percent-annual chance] floodplain (formerly referred to as [�100-year�/�500-Year�] floodplain).
