- Renovation of Consul General Residence, US Consulate General Frankfurt The Regional Procurement Support Office in Frankfurt, Germany, intends to issue a Firm Fixed-Price Construction type contract during the third quarter of calendar year 2023. The successful contractor shall provide complete construction services, contract coordination, and supervision, including but not limited to the management and construction necessary to meet the requirements of the contract within the established timeframe. The contractor shall provide the following services: Basement Waterproofing Work: Basement waterproofing involves excavating the outside of the building, structure and sealing the water from the exterior of the basement. Clearing and relocating of shrubs and bushes. Remove scrubs and bushes and relocate them to a temporary area designated by COR. Excavate the exterior of the basement of the entire building to depth below the basement slab. Exposing the outer wall / foundations perimeter 40.00 m, depth about 2.00 m, width 0.80 cm for the necessary working space, includes embankment. Manual digging might be necessary. Excavation material laterally and store for replacement, topsoil is separated too to store. Clean the outer wall, including loose parts approximately, remove and discard loose waste material. Waterproof the outer wall / foundations with Cement plaster MG3. After enough drying time applying a bitumen thick coating (PMB) according to manufacturer's instructions. Waterproof the basement exterior wall shown as below. Installation of perimeter (40 m.) basement insulation (Perimeterd�mmplatten) - BASF Styrodur 2800C, thickness: 20mm. Install stone aggregate and create a French drain. Produce a circular drain DN 100, incl. filter gravel 16/32 mm with filter fleece coating. Replacement of the existing soil material in the excavated areas and construction spaces, incl. manual labor. Supply and install light air shaft for basement windows, incl. connection and transparent cover plate. Replant bushes and scrubs. The landscaping must be delivered in its initial condition. Flooring Work: The floor at the first and second levels need to be polished. Old flooring at the attic level needs to be replaced with parquet flooring, including screed extensions and leveling. Replace Lawn and Install Automatic Watering System: Replace lawn with grass suitable for the region, An automated water system should be installed to maintain the new lawn. Build ADA Bathroom and Improvement of Storage Space: A new wheelchair accessible toilet and an enlarged storage shed are to be, to replace the existing masonry garden shed. This includes the demolition of the existing masonry garden shed. The new building will also consist of brickwork. The floor structure of the new building is to consist of paving stones on a ballast bed. Floor tiles are to be laid in the wheelchair-accessible toilet. Masonry work will be carried out to limit the new garden storage area and the toilet. The construction takes place with suitable bricks, which are to be professionally grouted in the further work step. The fa�ade work shall match the design drawings. The roof of the new garden house is to be designed as a flat bitumen 2-ply roof. The window at the south facade of the garage must be dismantled and replaced with an aerated concrete block as show in the drawings. The ventilation of the existing toilet will be as shown in the design drawings. The new ADA bathroom heating system is to be connected to the existing heating pipeline in the existing toilet. The new rainwater pipeline and water drainage system will be installed according to the design drawings. All new pipeline systems from the new construction are to be connected to the existing manhole and pipeline systems as shown in the design drawings. Repair costs from the openings and damages caused due to the connection of the new pipelines into the existing systems is part of the contract. All damages and repairs need to be replaced with the same type of materials as the existing materials in the existing toilet. The pipeline systems from the existing toilet is to be connected to the new pipeline systems of the new construction. More details you can check the design documentation. All needed floor, ceiling and wall finishes, lamps, radiators, ventilation system for the toilet, sink, toilet bowl, wheelchair safety equipment, grab bars, toilet paper holder, paper towel dispenser, trash receptacle, mirror, light fixtures, light switches and sockets are provided and installed by the contractor. This includes schedules, the product cuts and finish samples/images, all design documents with the room plans, elevations, detailed drawings, electrical-, structural- and mechanical drawings. The wheelchair accessible toilet must meet the ABA Accessibility Standards. The magnitude of this project is anticipated to be between $1,000,000 and $5,000,000 U.S. Dollars for the entire project. In accordance with DOSAR 652.242-73 AUTHORIZATION AND PERFORMANCE (AUG 1999), it will be necessary for your organization to possess authorization to operate and do business in the country in which this contract will be performed. Contractors shall be required to provide: a.�� A thorough description as to what steps you have taken to investigate all requirements to obtain authorization to perform in the given country, b.�� Details of your findings and a description of what your organization will be required to undertake to obtain licensing, and c.�� Specific information concerning the period of time you anticipate it will take to obtain appropriate authorization. You will be required to provide information that clearly shows you are able to perform work in Germany.� Any entry or work visa issues requirements must be clearly discussed with a plan to mitigate any risk clearly identified.� Irrevocable Letters of Credit (ILOC):� The successful contractor will be required to provide the government with surety in the form of Irrevocable Letters of Credits totaling 40% of the value of the contract.� Contract award can only be made to a contractor who is registered in the System for Award Management (SAM).
