General Services Administration (GSA) seeks to lease the following space: State: Washington City: Seattle Delineated Area: North: Denny Way, East: Highway 5 (I-5) to S.�Jackson Street to around the Pacific Rim�Center, to 10th Avenue S to Yesler Terrace�city park to South Main Street to Rainer�Avenue S,� South: Rainer Avenue S to I-5 to S�Charles Street to 6th Avenue S to around�Inscape Arts and Cultural Center to in�between Turner Construction Company and�101 4th Avenue S Parking to 4th Avenue S�then crossing railroad tracks and around�Lumen Field to Occidental Avenue S to S�Royal Brougham Way to 1st Avenue S to�Alaskan Way S to S Jackson Street to�Waterfront,� West: Waterfront. Minimum Sq. Ft. (ABOA): 4,842 Maximum Sq. Ft. (ABOA): 4,891 Space Type: Office Parking Spaces (Total): 6 Parking Spaces (Structured): 6 Parking Spaces (Reserved): 6 Full Term: 9 Years Firm Term: 5 Years Additional Requirements: � Must be located in contiguous space within a�modern office building. � Loading dock located in the building. Offered space must meet Government requirements for fire safety, accessibility,�seismic, and sustainability standards per the terms of the Lease. A fully serviced�lease is required. Offered space shall not be in the 1-percent-annual chance�floodplain (formerly referred to as �100-year� floodplain).�Entities are advised to familiarize themselves with the telecommunications�prohibitions outlined under Section 889 of the FY19 National Defense�Authorization Act (NDAA), as implemented by the Federal Acquisition�Regulation (FAR). The U.S. Government currently occupies office and related space in a building�under a lease in Seattle, Washington, that will be expiring. The Government is�considering alternative space if economically advantageous. In making this�determination, the Government will consider, among other things, the availability�of alternative space that potentially can satisfy the Government�s requirements,�as well as costs likely to be incurred through relocating, such as physical move�costs, replication of tenant improvements and telecommunication infrastructure,�and non-productive agency downtime.
