- Expression of Interest The Department of Veterans Affairs desires to lease sufficient rentable square footage to yield 10,000 contiguous net usable square feet of Medical Office and related space in Palm Bay, Florida, or nearby areas for use as a community-based outpatient clinic (CBOC). The space shall have a minimum of 70 parking spaces available. A lease up to 20 Years will be considered New and Existing buildings will be considered. However, if not a New Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization, or adaptive reuse for the Space with modern conveniences and must be ready for occupancy no later than August 1, 2024. Space within or fronting on the following boundaries will be considered: North: Highway 192 South: Sartori Ave East: US 1 West: I - 95 A market survey of offered properties will be conducted by VA staff. Interested offerors (owners, brokers, or their legal representatives) should submit site-specific information concerning their properties to Sibyl Graham by e-mail only no later than 3:00 PM on July 14, 2023 at the following: Department of Veterans Affairs Orlando Healthcare System Network Contracting Office 8 Attention: Sibyl Graham, Lease Contracting Officer E-mail: Sibyl.Graham@va.gov Expressions of interest must contain the following information: Building name and/or address and location of the available space within the building Number of spaces to be offered and expected rental rate per NUSF, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability Building ownership information and authorization from owner to offer the property if applicable Energy efficiency and renewable energy features existing within the proposed building List of services provided (Utilities, janitorial, pest control, security monitoring, etc.). The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space. Please note: This advertisement is not a solicitation for offers, nor is it a request for proposals. A solicitation for offers may be issued by the Department of Veterans Affairs at a later date.
