Description
Automatic Door Preventive Maintenance and Repair Perry Point VA Medical Center Page 2 of 2 Requirements: The contractor will provide qualified maintenance technicians to perform semi-annual (every-6 months) Preventive Maintenance on (85) automatic doors per auto-door inventory listed below. This work is located at the Perry Point VA Medical Center and at (2) VA Outpatient Clinics located in Cambridge, Md and Pocomoke, Md. PM and PM Repairs Provide (2) Semi-annual PM and repairs by performing the following: Visually inspect each door assembly for obvious problems and broken parts. Replace all defective components and parts to guarantee continuous and proper operation. Remove cover of operating mechanism to reveal control panel. Check and adjust doors for proper operation of: Opening speed Closing speed Latching operation and speed Check and adjust all actuating and safety devices: Proximity or electronic actuating devices Proximity or electronic safety devices Time delay devices Wall or door actuating devices. Check all belts, cables, rollers, sprockets, and all door and other moving parts for proper alignment, lubrication, and operation. Ensure all bolts, nuts, screws, etc. are properly tightened and secured to prevent future loosening. Perform final operating inspection. Re-install all covers properly and securely. On the service report record all results, findings, action taken, and replacement parts used. Service report must be clearly identified by name per attached inventory list. Provide one copy of the service report to Kevin McClure Electric Shop Supervisor All parts and labor needed to complete the PM and Repairs per Inventory List will be included under this contract. Door glass, headers, and parts damaged by other than normal wear is not included in this contract. Emergency Service Calls The contract shall include 8-hours for after-hours including weekends emergency repair maintenance. Parts and labor are included. Door glass, headers, and parts damaged by other than normal wear is not included in this contract. Normal Business Hours Service Calls The contract shall include 32-hours for normal hours service call for trouble shooting and repair maintenance. Parts and labor are included. Door glass, headers, and parts damaged by other than normal wear is not included in this contract. Maintenance technicians Reequipments Maintenance technicians (MT) must have 2-years of recent experience on automatic doors, PM requirements and repair work. MT will be competent, and knowledgeable on workplace safety and have OSHA training. All MT must have their own transportation and tools. The Contractor shall ensure that his/her personnel present a professional appearance always and that their conduct shall not reflect discredit upon this facility or the Department of Veterans Affairs. The Contractor shall remove from the job site any employee for reasons of misconduct or security. The removal from the job site of such a person shall not relieve the Contractor of the requirement to provide sufficient personnel to perform adequate and timely service. Contractor's employees shall conspicuously display on their person a badge provided by the Contractor that shall include the full name of the employee, the name under which the Contractor is doing business and a badge serial number. Work Hours: All work shall be performed between the hours of 7:00 a.m. to 4:30 pm. Monday through Friday expect on Federal Holidays. At the request of the contractor, the VA point of contact may approve service outside normal hours of coverage at no extra cost to the government. Badging and Identification of Employees The contractor shall provide, within 10 days of Contract award, a list of all employees who will be working onsite at the Perry Point campus. These individuals must work with the site COR to immediately obtain the appropriate PIV badge. If, for some reason, a Contractor employee is unable to obtain a PIV badge, this shall not relieve the Contractor of the requirement to provide sufficient personnel to perform adequate and timely service. Upon obtaining the PIV badge, contractors shall always display this badge, when onsite at VA facilities.
