General Services Administration (GSA) seeks to lease: 5,000 ABOA Square Feet of Office Space in Peoria, IL State: IL City: Peoria Delineated Area: North: Route 6 South: Interstate 474 and State Road 116; plus Interstate 474 and Highway 24 East: State Road 29 and Highways 24/150 West: Interstate 474 Minimum Sq. Ft. (ABOA): 5,000 Maximum Sq. Ft. (ABOA): 5,500 Space Type: Office Parking Spaces (Total): 15 Parking Spaces (Surface): 15 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 15 Years Firm Term: 10 Year Option Term: N/A Additional Requirements: The proposed site must not be within 640 feet of any facilities identified by the ISC as ""hazardous materials transportation/storage facilities."" 1. Hazardous locations include facilities with potential environmental threats (e.g., fuel storage areas, gas stations, chemical manufacturing facilities, and railroad lines transporting hazardous material). 2. Sites located near hazardous areas, such as bulk storage sites (e.g., hazardous materials storage sites, water purification centers, above ground fuel storage, and rail yards) will not be considered. 3. It is preferred that the proposed facility not be located near ""Low Risk Facilities"" (e.g., day care centers, senior centers, schools, 11/2022 hospitals, and religious/rehabilitation/social service centers). The proposed facility must not be located within 400 feet of public defenders, Immigration and Customs Enforcement (ICE), probation offices, Internal Revenue Service (IRS), universities, other businesses or facilities deemed unacceptable by Tenant Security for safety purposes. Proposed Tenant spaces or facilities within 400 feet or adjacent to facilities associated with foreign powers identified in the Tenant's National Security Threat List, will not be considered. Subleases will not be considered. The Government will have access to the space 24 hours a day, 7 days a week. Normal hours of operation are Monday through Friday 7:00 a.m. to 5:30 p.m. (excluding Saturdays, Sundays and Federal Holidays). PARKING A. Facilities with underground parking must have access-controlled parking restricted to building Tenants. Open and/or general public parking is not permitted below the building proposed for the Tenant office. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance/0.2- percent-annual chance floodplain (formerly referred to as �100-year�/�500-Year� floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). The U.S. Government currently occupies office and related space in a building under a lease in Peoria, IL, that will be expiring. The Government is considering alternative space if economically advantageous.
