- Presolicitation Notice/Advertisement GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: MS City: Oxford Delineated Area: North: Woodland Hills Drive; South: Belk Blvd; East: Cannon Road; West Tommie Collie Jane Road Minimum Sq. Ft. (ABOA): 4,340 Maximum Sq. Ft. (ABOA): 4,740 Space Type: Office Parking Spaces (Total): 18 Parking Spaces (Surface): 0 Parking Spaces (Structured): 18 Parking Spaces (Reserved): 18 Full Term: 15 years Firm Term: 10 years Option Term: NA Additional Requirements: - i. The office space can�t be on or below the first floor. - ii. The office space can�t be on the top floor and rooftop access can not be located within government space. - iii. The building can�t house immigration, probation, public defenders and/or social services offices and has to have a separate entrance, elevator and parking facility for government personnel and visitors. - iv. The office space can not be inside a shopping mall or shopping center. - v. The building can not house daycare facilities, abortion clinics, mental health clinics and/or drug rehabilitation clinics. - vi. There can not be public parking underneath or within the building and/or there is metered or public parking 11/2022 directly in front, behind or next to the building. - vii. The building has to be more than 1,000 feet from residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics and/or day care facilities. - viii. Secured parking for government official vehicles, either onsite or adjacent to the building site has to be available. - ix. The building can not reside in a crime statistical area that is 10 times greater than the national average. Note: This criteria will be measured by utilizing the CRIMECAST model. The CRIMECAST model is based on the criminological theory of social disorganization, which states that there is a proven correlation between the social disorganization in a neighborhood and the amount of loss that occurs there by analyzing neighborhood demographics (excluding race, religion and gender), crime statistics and other databases with known indicators of crime, we are able to provide precise scores indicating a site�s risk of crime in comparison to national, state and county averages. A score of 1000 on this analysis indicates 10 times the national average.� - x. Secured parking spaces are required for government vehicles. The government requires a parking garage with a secure fenced/divided area or on-grade lot within a secure fenced area. Access to the parking area is required at all times - 24 hours a day/7 days a week (24/7). It is desirable that only TENANT personnel have access to the parking area. If parking cannot be provided onsite (i.e. basement garage, attached building garage, or site lot), parking should be located within a two-block radius of the office. Access to the parking lots must be controlled. Parking lots and all access from the building to the 11/2022 parking lots must be well lit at all times to ensure safety (i.e. a minimum of 10 foot candle level of illumination). Parking spaces cannot be in a shared lot with buildings that house agencies or tenants listed on page 1. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance - percent-annual chance floodplain (formerly referred to as 100-year floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ).
