- General Services Administration (GSA) seeks to lease the following space: State: Massachusetts City: North of Boston (multiple cities) Delineated Area: North: I-495 from Route 3 to Industrial Avenue. East: Industrial Avenue from I-495 to S. Main Street. S. Main Street from Industrial Avenue to Boston Road. Boston Road from S. Main Street to Willow Avenue. Willow Avenue from Boston Road to Kingsbury Avenue. Kingsbury Avenue from Willow Avenue to Main Street. Main Street from Kingsbury Avenue to Topsfield Road. Topsfield Road from Main Street to Washington Street. Washington Street from Topsfield Road to Route 97. Route 97 from Washington Street to Yankee Division Highway. South: Yankee Division Highway from Route 97 to I-95. I-95 from Yankee Division Highway to Route 3. West: Route 3 from I-95 to I-495. See attached map. Minimum Sq. Ft. (ABOA): 9,201 ABOA SF Maximum Sq. Ft. (ABOA): 9,661 ABOA SF Space Type: Office (approximately 6,000 ABOA SF) Warehouse/Vehicle Storage (approximately 3,000 ABOA SF) Parking Spaces (Total): 18 Secured Reserved Surface Parking Spaces Parking Spaces (Surface): 18 Secured Reserved Surface Parking Spaces Parking Spaces (Structured): N/A Parking Spaces (Reserved): 18 Secured Reserved Surface Parking Spaces Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: i. Proposed office space cannot be located inside a shopping mall or shopping center. ii. Proposed office space cannot be located in a building that houses day care facilities, abortion clinics, mental health clinics, or drug rehabilitation clinics, immigration, probations, public defenders, and/or social services (including but not limited to: Social Security Administration (SSA) and Department of Health and Human Services (HHS)) within the building. iii. The proposed Building must be located away from churches, childcare facilities, shopping centers, residential areas, schools, flood plain areas, power plants, electrical transformers farms, night clubs, bars, airport radar dishes, and aircraft flight paths. iv. Proposed building or parking facility cannot be located within 1,000 feet of agencies or tenants identified in ii and iii. above. vi. Proposed office space cannot be located in a high crime area or an area that will necessitate more extensive and stringent building security than a generally progressive and alert neighborhood with a low crime rate. vii. Security requirements shall be determined by the Physical Security Programs Branch on a case-by-case basis. viii. Any exceptions or variances to the above listed criteria must be approved in writing, by the Chief, Physical Security Programs Branch. ix. A minimum of one 14� X 12� bay door is required with at-grade drive in access for interior vehicle storage. If a single drive-in door does not provide sufficient vehicle ingress and egress access due to the layout of the space, a second 14� x 12� door may be required. Please reference Project Number: 2MA0214 Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain.
