- CIVIL / ARCHITECTURAL WORK: Replace gypsum board ceiling as indicated on the drawing. Remove and reinstall all ceiling and wall fixture and attachment. Replace existing wooden fence with new that fits to the new mechanical equipment as indicated on the drawings. Install new concrete pad and splash block for new mechanical equipment as indicated on the drawings. Provide minor finish works where affected by mechanical work. MECHANICAL WORK: Replace HVAC (Heating, Ventilating and Air Conditioning) and plumbing installations inside Mechanical Room (Room 141) as indicated on the drawings including, but not limited to, Heating & Ventilation Unit (HV-1), Return Fan (RF-1), Hot Water Circulation Pump (P-1), Domestic Hot Water Recirculation Pump (P-2), Reheat Coil Circulation Pump (P-1A), Unit Heater (UH-1), Outside Air Intake louvers, fire dampers, volume dampers, motorized dampers, ductwork, insulation, controls, fittings and accessories except for heating boiler (B-1), domestic hot water heater (DWH-1) and fuel pipework. Replace HVAC pipework inside Mechanical Room (Room 141) as indicated on the drawings including hot water supply & return pipework, modulating valves, control valves, manual valves, expansion tank, air separator, chemical feeder, insulation, controls, fittings and accessories. Replace all plumbing installations inside Mechanical Room (Room 141) as indicated on the drawings including domestic cold water & domestic hot water pipework, domestic how water recirculation pump (P-2), expansion tank, thermostatic mixing valve, control valves, manual valves, backflow preventer, insulation, controls fittings and accessories. Replace HVAC installations for AHU Room (Room 123) as indicated on the drawings including Air Handling Units (AHU-1 & AHU-2), Unit Heater (UH-2), Reheating Coil (RHC-1), Steam Humidifier (SH-1), associated Air-cooled Condensing Units (ACU-1 & ACU-2), Outside Air Intake Louvers, Fire Dampers, Volume Dampers, Motorized Dampers, ductwork, insulation, controls, fittings and accessories. Replace all pipework for AHU Room (Room 123) as indicated on the drawings including Hot Water Supply & Return piping, Cold water & drain piping, Refrigerant piping, valves, insulation, controls, fittings and accessories. Remove existing and, install new cold storage refrigeration systems for Walk-in freezer (Room 118, 11000 btu/h, -10F storage temperature) and Walk-in Cooler (Rm 119, 9000 btu/h, 35F storage temperature) including indoor and outdoor units, refrigerant pipework, drain, heat tapes, fittings, controls and accessories per manufacturer�s recommendation. Provide load calculation with shop drawings. Replace pad-mounted Package Rooftop Units (RTU-1 & RTU-2) including outdoor ductwork and, OA intake extended above 3m from ground level as indicated on the drawings. Replace packaged window type air conditioner for Room 136 (AC-1) including associated electrical work and architectural finishes. Provide and install new 13,000 btu/h cooling & 14,600 btu/h heating, split heat pump indoor and outdoor unit for Room 109. Protect existing installations designed to be remained from damage. Remove and reinstall all ceiling and wall fixture and attachment where affected by Architectural scope of work. Perform TAB (Testing, Adjusting, and Balancing), and O&M (Operation and Maintenance) Training for new installations. Note. All DDC Controls and associated devices installed by ESPC (Energy Saving Performance Contractor) in addition to the original as-built drawings are not in the scope of this contract. These installations shall be remained, protected or removed & reinstalled at their locations and functionality. Contractor shall coordinate with ESPC through COR and, survey ESPC�s installations before and after work to verify their cosmetic and functional conditions. ELECTRICAL WORK: Replace conduits and power cables from power distribution boards to each mechanical equipment designed to be replaced under mechanical scope of work including disconnect switches, fittings and accessories. Install new disconnect switches, conduit and power cable for new mechanical equipment as indicated on the drawings. New electrical equipment including wires and conduits shall be matched with new mechanical equipment capacity and sequence of operation. Verification of existing panels is contractor�s responsibility for accommodating mechanical and electrical works and developing complete drawings. Support to work for associate the mechanical equipment replacement. Remove and reinstall all ceiling and wall fixture and attachment where affected by Architectural scope of work. Note. All DDC Controls and associated devices installed by ESPC (Energy Saving Performance Contractor) in addition to the original as-built drawings are not in the scope of this contract. These installations shall be remained, protected or removed & reinstalled at their locations and functionality. Contractor shall coordinate with ESPC through COR and, survey ESPC�s installations before and after work to verify their cosmetic and functional conditions. FIRE PROTECTION WORK: 2.4.1��� Remove and reinstall all ceiling and wall fixture and attachment where affected by Architectural scope of work. TEMPORARY WORKS: Provide domestic hot water heater (Oil/Gas dual-fired, 168GPH w/ 125Gal storage) including stack, circulation pump, mixing valve, gate valve, check valve, safety valve, water pipework and, fuel pipework for temporary 140F hot water service to kitchen area during the construction period. See Temporary Work Plan. Provide temporary cold water pipework and connection for potable cold water service during the construction period as indicated on the Temporary Work Plan. Provide temporary boiler house including equipment pad and lockable doors. Provide lightings for equipment house. Provide power including panels, switches, conduits and cables for temporary equipment. Temporary installations shall be operated and maintained by the contractor. Coordinate existing-temporary-permanent transitional water outages with the user though COR. Perform HVAC outage works during no-heat/no-cool season. Provide temporary freezer and cooler during walk-in freezer & cooler outage. Do not start demolition work until temporary work is complete. Remove all temporary installations after project completion and return temporary hot water heater to 51CES/CEO.
