U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: RLP No.� 9MS2080 State: MS City: Ridgleland Delineated Area: North: Lake Harbour Dr South:� E county Line Rd East: S. Pear Orchard Rd West: US 51 to Highway 220 Minimum Sq. Ft. (ABOA): 3,600 Maximum Sq. Ft. (ABOA): 3,600 Space Type: Office Parking Spaces (Total): The parking-to-square-foot ratio available on site shall at least meet current local code requirements, or, in the absence of a local code requirement, on-site parking shall be available at a ratio of one (1) space for every 250 RSF of Space Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 (GOV�s) Parking Spaces (Reserved): 0 (GOV�s) Full Term: 15 Firm Term: 10 Option Term: Additional Requirements: Offered space must be a contiguous block. Offered space must also meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain.� Expressions of Interest Due: January 4, 2021 Market Survey (Estimated): TBD Offers Due: TBD Occupancy (Estimated): October 2021 Expressions of interest must include the following information: Building name and address and location of the available space within the building Rentable square feet available, and expected rental rate per rentable square foot, fully serviced ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully service.� Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability Building ownership information Amount of parking available on-site and its cost.� Include whether expected rental rate includes the cost of the required Government parking (if any) Energy efficiency and renewable energy features existing within the building List of building services provided Building, space, and parking accessibility in compliance with ABAAS. Building, space, and parking compliance with fire and life safety and seismic requirements. Building, space, and parking compliance with ISC and Publication 64 security standards.
