Ft. (ABOA): 275,000 ABOA Space breakout as follows: Office: 6% of the total ABOA SF Warehouse: 29% of the total ABOA SF Production Area: 65% of the total ABOA SF Maximum Sq. Ft. (ABOA) ABOA: 325,000 ABOA Space breakout as follows: Office: 6% of the total ABOA SF Warehouse: 29% of the total ABOA SF Production Area: 65% of the total ABOA SF Space Type: Mixed Use: Office / *Production area / Warehouse *Production area is defined as: Equipment, material and staff to support mass commercial printing, packaging and shipping operations. Parking Spaces (Total): 400 Parking Spaces (Surface): 400 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 15 Full Term: 20 years Firm Term: 15 years Option Term: N/A Additional Requirements: The offered building/location must be pre-existing. Offers for new construction, including offers to construct an annex or addition to an existing building, will not be accepted. Offered space must be able to meet the occupancy date of no later than July 1, 2026. In addition, offered space may not be encumbered by existing tenants or leases, unless the Offeror can demonstrate, to the satisfaction of the LCO, that the offered space can be made available within a timeframe to meet the post award schedule. Subleases will not be considered. Space adaptable to efficient layout and workflow The Government requires 24 hours a day, 7 days a week access to the space. Offered space shall be contiguous. Production area and Warehouse must be contiguous and can only be located on ground level. Production and warehouse areas must be capable of meeting a minimum live load capacity of 250 pounds per ABOA SF. 24/7 HVAC is required for the entire building. Office space requires a minimum ceiling clearance of at least 10 feet. Production area space requires a ceiling clearance of at least 20 feet. The Warehouse space requires a ceiling clearance of at least 30 feet. Offered space must be able to meet Government requirements contained in both Prospectus PIN-01-JE21 and in the RLP/Lease to be issued, including but not limited to requirements for fire and life safety, security, accessibility, seismic, energy and sustainability standards per the terms of the RLP and Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ).
