Description
General Services Administration (GSA) seeks to lease the following space: State: Oklahoma City: Muskogee Delineated Area: North: W. Martin Luther King Street East: Main Street South: W. Southside Blvd. West: 9th Street Minimum Sq. Ft. (ABOA): 17,652 SF Maximum Sq. Ft. (ABOA): 17,652 SF Space Type: Office Parking Spaces (Total): 6 Parking Spaces (Structured or Surface): 6 Parking Spaces (Reserved): 6 Full Term: 10 Years Firm Term: 5 Years Option Term: N/A Additional Requirements: Offered space must be contiguous Offered space must be on the 3rd floor or higher when possible. If building is 3 stories or less, offered space must be on a floor where the bottom of the window sill is at least 18 feet above the exterior finished grade, or offered building will be a single-tenant facility, and/or offered space is co-located in a building with federal law enforcement partners. Column spacing should be a minimum of 20� on center. Offered space may be required to accommodate file rooms with mobile filing systems and a library which requires a minimum floor load of 150 pounds per square foot. The Space shall be located in a modern quality Building of sound and substantial construction with a fa�ade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. Other typical and special requirements as called for in the Request for Lease Proposals (RLP) package. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. All submissions should include the following information: Name of owner; Age of Building; Total existing gross square feet, and gross square feet per floor; Site plan depicting the building and parking; Floor plan and gross square footage of proposed space; Identification of on-site parking; Address or described location of building; Location on map demonstrating the building lies within the delineated area; Location on map describing proximity of the building to nearest bus and/or train stop, and major transportation routes; �Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and Any information related to title issues, easements, or restrictions on the use of the building. � A description of any planned land development or construction which will affect the building including neighboring projects and road/ utility line construction.
