Description
The Government is seeking 85,000-90,000(usable) square feet of a multi-use facility (Warehouse, office, and welding certification) within a 25-mile radius of�Fort Cavazos Main Gate. The Space shall be located in a modern quality Building of sound and substantial construction with a fa�ade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the LCO. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. The Government requires surface/outside parking spaces, reserved for the exclusive use of the Government. These spaces must be secured and lit in accordance with the Security Requirements set forth in the Lease. Offeror shall include the cost of this parking as part of the rental consideration. Minimum 110 POV parking spaces. The lease term is desired periodically and may include renewal option, thereafter, with Government termination rights, in whole or in part, effective at any time after the Firm Term of the Lease by providing not less than 120 days� prior written notice. The proposed leased space shall be fully serviced. The tenant shall have the right to use the space beyond normal working hours, including Saturdays, Sundays and Federal holidays. The lease shall be subject to the availability of annually appropriated funds. Sources for space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. General Space Criteria: a. Withing 25-mile radius of Ft. Cavazos Main Gate. b. Square footage of 85,000-90,000 to allow for growth of mission and personnel. c. Minimum 110 POV parking spaces d. Minimum 2 ramps with roll up doors e. Multiple dock-high Doors f. Minimum 20 trailer/container storage spaces g. Minimum 30-foot clear height Ability to customize facility to meet mission requirements to include: a. Welding School - Soundproof space (min 2,000 sqft), Multiple power drops (210v multiple phases, 110v), Increased ventilation. b. Office Space - Minimum 100 workstations c. Equipment Storage d. Secure Storage - Indoors completely fenced/enclosed 1 access point e. External Security - Fencing with barbed wire and limited access points f. Power drop for MHE service g. Various Power drops throughout facility h. Bulk restrooms Local Representative: The Lessor shall have a representative available to promptly respond to deficiencies, and to immediately address any emergency situations. AREA OF CONSIDERATION: The Government requests space located within the delineated area within 25-mile radius of Ft. Cavazos Main Gate
