- U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: New Jersey City: Springfield � Delineated Area: North: Intersection of Route 206 & 202, head northeast on Route 202 to North Maple Ave.� South on North Maple Avenue to South Maple Ave to Lord Sterling Rd/White Bridge Rd to New Vernon Rd, South to Long Hill Rd to Bridge Ave to Springfield Ave to Constantine Pl to Passaic Ave to River Rd to Morris Turnpike (Route 124) to Morris Ave to Route 22 West: I-287 to Route 206 at Intersection Route 202 South: Route 22 to I-287 East: Route 22 Minimum/Maximum Sq. Ft. (ABOA): 38,642 � 40,574 ANSI BOMA SF Space Type: Office and Related Space Parking Spaces (Total): 34 Parking Spaces (Surface): 34 Full Term: 15 years Firm Term: 5 years Cancellation Rights: 120 days Additional Requirements: Office space is preferred to be contiguous above-ground, located on one level without being split by a public corridor. Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, and any angles, curves or offsets that will result in an inefficient use of space The government requires a fully serviced lease. The Government shall have access to the space 24 hours a day, 7 days a week. Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease.� A fully serviced lease, to include all utilities and janitorial is required. Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. At this time, the Government is only considering existing buildings, and will not consider new construction options. Expressions of Interest must be received in writing no later than November 3, 2020 by 4:30 PM Eastern Time, and should include the following information at a minimum: � Building name and address? � Location of space in the building and date of availability? � Rentable Square Feet (RSF) offered and full-service rental rate per RSF? � ANSI/BOMA office area (ABOA) square feet offered and full-service rental rate per ABOA SF? � Floor plans (AutoCAD) identifying offered space? � Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
