Presolicitation Notice/Advertisement GSA Public Buildings Service U.S. GOVERNMENT 4LA0287 General Services Administration (GSA) seeks to lease the following space: State: Louisiana City: Iowa Delineated Area: City Limits of Iowa Louisiana Minimum Sq. Ft. (ABOA): 8,374 Maximum Sq. Ft. (ABOA): 8,500 Space Type: Office/Other Parking Spaces (Total): 36 Parking Spaces (Surface): 36 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 36 Full Term: 5 years Firm Term: 2 years Option Term: N/A Additional Requirements: 1. The space must be existing 2. The space cannot be located in close proximity to night clubs, bars or adult entertainment locations. 3. The Federal Security Level is II (FSL II). Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as the �100-year� floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). The U.S. Government currently occupies office and related space in a building under a lease in Iowa, Louisiana, that will be expiring. The Government is considering alternative space only if economically advantageous. In making this determination, the Government will consider, among other things, the availability 10/2023 of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of Interest Due: 6/14/2024 Market Survey (Estimated): 6/24/2024 Occupancy (Estimated): 7/24/2024 All submissions should include the following information: (1) Name of owner; (2) Age of building; (3) Total existing gross square feet of the building and gross square feet per floor; (4) Site plan depicting the building and parking; (5) Floor plan and gross square footage of proposed space; (6) Identification of on-site parking; (7) Address or described location of building; (8) Location on map demonstrating the building lies within the delineated area; (9) Evidence of ownership, if building is being submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property on their behalf; (10) Any information related to title issues, easements, or restrictions on the use of the building; and (11) Provide expected rental rate per rentable square foot.
