��� Presolicitation Notice/Advertisement ������������ GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: FL City: Fort Lauderdale Delineated Area: Starting at the intersection of NW 4th St and NW 7th Ave, travel east on NW 4th St to N. Federal Highway. Proceed south on N. Federal Highway to SE 9th St. Continue west on SE 9th St to SW 4th Ave. Travel north on SW 4th Ave to NW 7th Ave. Continue north on NW 7th Ave to the intersection of NW 4th St and NW 7th Ave. Required Sq. Ft. (ABOA): 36,963 Space Type: Office Parking Spaces (Total): 90 Parking Spaces (Structured): 90 Reserved, Secured parking spaces for GOV�s. Full Term: 240 Months Firm Term: 180 Months Additional Requirements: General Building/Space Condition Space shall be located in a modern quality building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer.� If not a new building, the space offered shall be in a building that has undergone, or will be complete by occupancy, modernization or adaptive reuse for the space with modern conveniences. Space should allow for an efficient layout and office workflow. Space must provide maximum flexibility for systems furniture placement with few or no columns or other building or architectural obstructions. Space should have few curves or major offsets and must have large open areas to allow maximum design flexibility. Architectural features should not cause an inefficient use of space. ABOA SF does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. Office Space Requirements/Prohibited Uses: Agency shall be located within a four-block radius of the United States Courthouse. Agency cannot be co-located within the same building or complex with pretrial services, probation, or public defenders. Agency shall not be located in the same building with the following: mental health facilities, drug treatment facilities, blood or plasma donation centers, bail bonds, criminal rehabilitation or reintegration services such as halfway homes, law firms specializing in criminal defense or immigration cases, social service organizations, to include organizations that provide assistance to crime victims and immigrants, temporary labor services, such as Day Labor Providers, and residential units. Agency shall be located on the third floor or above of a multi-story building that consists of more than three floors. If the building is three floors or less, agency must be located on a floor where the bottom of the windowsill is at least 18 feet above the exterior finished grade. Agency required a loading dock and freight elevator for all space assignments. The elevator should be programmed in such a way that it will not stop on the agency�s floor without prior arrangements with the agency. Not all minimum requirements are reflected in this advertisement. Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including, but not limited to, the Agency Specific Requirements and Facility Security Level II requirements by the occupancy date per the terms of the Lease. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).� ). �For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. The U.S. Government currently occupies office and related space in a building under a lease in Fort Lauderdale, FL, that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
