Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: TN City: Murfreesboro Delineated Area: North: West & East Northfield Blvd; East: North and South Rutherford Blvd South: South Rutherford Blvd and US 231; West: Interstate 24 / TN 96 / North Thompson Lane. Minimum Sq. Ft. (ABOA): 20,000 Maximum Sq. Ft. (ABOA): 20,000 Space Type: Warehouse Parking Spaces (Total): 10 parking spaces per local code Parking Spaces (Surface): 10 Parking Spaces (Reserved): 0 Full Term: Up to 10 years Firm Term: 5 years Option Term: N/A Additional Requirements: Offered space must be contiguous. Offered space must be able to accommodate a wareyard onsite. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100 year� floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).� ). �For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. ************************************************************************************************ The U.S. Government currently occupies warehouse and related space in a building under a lease in Murfreesboro, TN, that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expression of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information: 1. Name of Owner; 2. Property authorization letter from the owner; 3. Address or locational description of the building; 4. Age of building; 5. Total existing gross square feet; and gross square feet per floor; 6. Site plan depicting the building and parking; 7. Floor plan and gross square footage of the proposed space; 8. Identification of on-site parking; 9. A map demonstrating the building is within the delineated area; 10a. Non-incumbent offerors must submit an estimated full-service rental rate per rentable square foot (RSF) for the full term, inclusive of a standard GSA �warm-lit shell�, a tenant improvement allowance (TIA) of $28.919010/USF, and a BSAC Allowance of $5.00/USF; 10b. Incumbent offeror must submit an estimated full-service rental rate per rentable square foot (RSF) for the full term, inclusive of a standard GSA �warm-lit shell�; 11. Building owners must provide evidence of ownership.� Non-owners (e.g. prospective developers/lessors) submitting a building must provide evidence of permission or authority granted by property owner to submit the building to GSA for development.
