Presolicitation Notice/Advertisement ��������������������������������������������������������������� GSA Public Buildings Service U.S. GOVERNMENT 1CO2402 General Services Administration (GSA) seeks to lease the following space: State: Colorado City: Golden Delineated Area: Starting at the intersection of 58th Avenue and Highway 93, south on Highway 93, continuing onto 6th Avenue to C470. At C470 and Highway 285, head east to Highway 391/Kipling Street, then north on Highway 391/Kipling Street to I70, then west on I70 to Highway 58, continuing west on Highway 58 to McIntyre Street, then north on McIntyre Street to West 58th Avenue and ending at Highway 93. Minimum Sq. Ft. (ABOA): 49,256 Maximum Sq. Ft. (ABOA): 51,719 Space Type: Office (29,351 ABOA) and Warehouse (19,905 ABOA) Parking Spaces (Total): 2 Parking Spaces (Surface): 2 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 2 Full Term: 120 Firm Term: 60 Option Term: 1, 5-year option Additional Requirements: Office and warehouse space must be contiguous Minimum 25� Warehouse ceiling height 3 loading docks with turning radius to accommodate tractor trailer rigs 1 freight elevator in warehouse Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain).
