- THE FOLLOWING EQUIPMENT WILL BE COVERED FOR MAINTENANCE BY THE CONTRACTOR: ?�� �4- Mod Con boilers for H.P loop ?�� �2-Cooling tower pumps ?�� �1-BAC cooling tower ?�� �2-Condenser pumps ?�� �4-Chilled water pumps ?�� �4-Domestic hot water heaters ?�� �1-Multi stack chiller ?�� �1-Trane rooftop ?�� �1-Innovent Air handler (see attachment 1) THE FOLLOWING SERVICES WILL BE PERFORMED BY THE CONTRACTOR FOR LISTED EQUIPMENT: 1.�� �Contractor will service packaged rooftop units quarterly to include: a.�� �Check the refrigerant charge b.�� �Lubricate motors and bearing as recommended by the manufacturer c.�� �Check belts for excessive wear and fatigue, adjust tension, replace quarterly, customer supplied d.�� �Visually inspect electrical components e.�� �Check major electrical connections, tighten as required f.�� �Record volt/amps of major electrical components g.�� �Check crankcase heater � 2.�� �Contractor will service heating boilers to include: a.�� �Inspect and clean the waterside quarterly b.�� �Inspect economizers, deaerators, and condensate receivers quarterly c.�� �Check the refractory quarterly� d.�� �Burner inspection e.�� �Inspect controls for proper operation f.�� �Check the fluid levels on hydraulic valves and repair any signs of leakage g.�� �Check filters and clean or replace them quarterly� h.�� �Check boiler feedwater and recirculation pumps i.�� �Empty and wash out condensate receivers and make an internal inspection j.�� �Check electrical connections on starters and relays for tightness k.�� �Inspect and clean the fireside quarterly l.�� �Recommended PM kits will be invoiced separately if needed 3.�� �Contractor will service chillers to include: a.�� �Clean condenser tube bundles annually b.�� �Check coupling bolts c.�� �Tighten main starter and control panel connections d.�� �Check all safeties e.�� �Check operating controls f.�� �Check refrigerant and leak check machine g.�� �Log all operating conditions after unit stabilizes h.�� �Calibrate stater sensor annually i.�� �Contractor is to be certified on Dan Foss compressors 4.�� �Contractor will service cooling towers to include: a.�� �Lubricate fan and motor bearings as per Manufacturer�s recommendation b.�� �Change V-belts customer supplied c.�� �Check motor pulley, motor mounts, and bearings; adjust as required d.�� �Inspect electrical connections, contactors, relays and operating/safety controls e.�� �Check motor operating conditions f.�� �Clean electronic eye system for proper operation g.�� �Clean basin (bottom of cooling tower) and sump tank annually h.�� �Contractor must be familiar with Metasys system 5.�� �Contractor will service pump skids to include: a.�� �Lubricate pump bearings quarterly b.�� �Lubricate motor bearings quarterly c.�� �Check motor mounts and vibration pads d.�� �Visually check pump alignment and coupling condition e.�� �Check motor operating conditions f.�� �Inspect electrical connections and contactors g.�� �Inspect mechanical seals h.�� �Check suction and discharge pressure i.�� �Check packing or mechanical seal for leaks 6.�� �Contractor will service the gas-fired water heater for domestic heating to include: a.�� �Flush and clean two (2) times per year water only flush b.�� �Lubricate the fan motor as recommended c.�� �Check and test the pilot, ignition and safety controls 7.�� �Contractor will service air handling units to include: a.�� �Lubricate motors and bearing as recommended by the manufacturer b.�� �Visually inspect electrical components c.�� �Check major electrical connections, tighten as required d.�� �Record volt/amps of major electrical components e.�� �Replace air filters two (4) times per year supplied by customer f.�� �Inspect heat wheel and v-belt to include proper maintenance and cleaning 8.�� �Additional Work In Scope: a.�� �Scheduled Repairs - Deficiencies discovered during inspections, and not covered by the annual maintenance fee will be corrected on a time and material basis. All cost associated with any deficiencies will be discussed with the customer and contractor is required to obtain prior approval before any work is performed. i.�� �Lodging Manager ii.�� �Assistant Lodging Manager iii.�� �Operations Manager iv.�� �Maintenance Supervisor v.�� �Maintenance Worker vi.�� �Contracting Officer 9.�� �Service Intervals and Payment Schedules: a.�� �Contractor will perform four (4) inspections annually; one (1) inspection each quarter. A written report will be submitted to customer following each inspection. The report will detail the work performed during the inspection and identify areas of concern, together with recommendations for repairs. b.�� �Annual maintenance fee will be invoiced in four (4) installments at time of inspection.�
