- The U.S. Department of the Interior seeks to lease the following space:� State: Florida� City: Winter Park� Delineated Area:?Winter Park, FL, as described in the boundaries below and as indicated in the map attachment:� North: Lee Rd. (US 92 Truck) and West Webster Ave.,� East: North and South Park Ave.� South: West Fairbanks Ave to North Orange Ave to East Hazel St to� West: US 4� Projected lease commencement: March 1, 2025� Minimum Sq. Ft. (ABOA):� 9,000� Maximum Sq. Ft. (ABOA): 13,000� Space Type: Office -Training, primarily; with staff office space�� Parking Spaces (Total): 52� Parking Spaces (Surface): 52� Parking Spaces (Structured): 0� Parking Spaces (Reserved): 0� Full Term: 5 years� Firm Term:?1 years� Option Term: None� Additional Requirements:� The space shall be used primarily as a training center, and must have following as minimum configured and built out spaces within the leased premises (collectively referred to as the Training Facility Interior Space):� One training room consisting of not less than (NLT) 1,000 useable square feet (USF) (to accommodate a minimum of 100 people), and that can be separated into two training rooms consisting of 500 USF each (minimum 50 people);�� Not less than two, and preferably to four �huddle rooms� for break-out sessions consisting of NLT 150 USF each;� Reception Area consisting of NLT 300 USF;� Break Room consisting of NLT 400 USF;� Copy/Print area consisting of NLT 100 USF;� Two storage rooms consisting of NLT 120 USF each;� Two Instructor�s Offices consisting of NLT 150 USF each;� Two Instructional Facilitator Offices consisting of NLT 150 USF each;� A minimum of� twenty-five (25) and maximum of fifty (50) individual student workstations consisting of NLT 64 USF each;� Two Health Rooms for student care consisting of NLT 120 USF each; and� One I.T. closet or room to house IT equipment consisting of NLT 150 USF.� The USF of the required elements of the Training Facility Interior Space may deviate from the USFs indicated above provided that the location and operating functionality of the space meets the functionality of the training program as determined by the Lease Contracting Officer (LCO).� The Training Facility Interior Space shall be turnkey and available for use upon lease commencement.�� Interior partition walls may be modular, provided such walls and doors meet or exceed sound transmission class ratings of framed drywall walls.� Space that is offered as �furnished� is requested to the maximum extent possible.��� Parking must be available on site to accommodate 52 personnel.� Subleases are not acceptable.� The Government requires a fully serviced lease. All, e.g., services, janitorial supplies, utilities, and tenant alterations are to be provided as part of the rental consideration.� The offered space must meet or be capable of meeting Government requirements for Security, Fire Life Safety and Handicapped Accessibility.� The Government shall have access to the space 24 hours a day, 7 days a week.� Space should allow for efficient layout and office workflow. Columns must have regular spacing of sufficient distance to support effective design.� Space must be contiguous on one floor.� Contiguous, above-ground space is requested, except as noted below.� If space being offered is on a floor above entry level in the building, there must be more than one elevator.� � If a proposed site is a multi-tenant building for after hours, entrances to be controlled by a card reader system. There must be controlled access to leased space.� � Offered space shall not be in the 100-year flood plain.� � Public Transportation: A commuter rail, light rail or subway station shall be located within close vicinity of the building, and generally not exceeding a walkable 1/2 mile, as determine by the LCO. Alternatively, two or more public bus lines useable by tenant occupants shall be located within the immediate vicinity of the building, but generally not exceeding a walkable � mile, as determined by the LCO.� � Risk/vulnerability assessment of the property will be on a case-by-case basis.� ?� Expressions of Interest (EOI) must be received in writing no later than Tuesday, July 30, 2024, by 4:00 PM EST, and must include the following information at a minimum:� Building name and address� Location of the available space within the building.�� Interior building layout drawings, preferably with pictures and dimensions indicating the space that is being offered and to be provided as the Training Facility Interior Space.� Rentable square feet available, and expected rental rate per rentable square foot, fully serviced.� ANSI/BOMA office area (ABOA) square feet to be offered.�� Date of space availability.� Energy efficiency and renewable energy features existing within the building.� List of building services provided.�� Whether the space is provided furnished, and if furnished the rental rate inclusive of all furnishings along with a list of finishings.� Building ownership information.� The relationship in effect of or between the owner and the party submitting the EOI on the date of EOI submission.� Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).?
