��� Presolicitation Notice/Advertisement ������������ GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: FL City: Panama City Delineated Area: Starting at the intersection of E. Emerald Coast Parkway and N.� Watersound Pkwy. Travel northeast on N. Watersound Pkwy to Pathways Dr. Proceed east on Pathways Dr to Side Camp Rd. Continue east on Side Camp Rd to Park Rd. Travel north on Park Rd to Highway 388. Proceed east on Highway 388 to Highway 77. Proceed south on Highway 77 to E. 12th St. Travel east on E. 12th St to Highway 389. Proceed east on Highway 389 to Highway 390. Continue east on Highway 390 to Highway 231. Travel northeast on Highway 231 to Star Ave. Proceed south on Star Ave to Cherry St. Proceed west on Cherry St to S. Tyndall Pkwy. Travel south on S. Tyndall Pkwy to E. Business Highway 98. Travel west on E. Business Highway 98 to 6th St. Continue west on 6th St to W. Beach Dr. Proceed west on W. Beach Dr to Foster Ave. Travel north on Foster Ave to Highway 98. Proceed west on Highway 98 to Front Beach Dr. Continue west on Front Beach Dr to the intersection of Emerald Coast Parkway and N. Watersound Pkwy. Minimum Required Sq. Ft. (ABOA): 10,000 Maximum Required Sq. Ft. (ABOA): 11,000 Space Type: Office Parking Spaces (Total): 7 Reserved Parking Spaces for Government Owned Vehicles (GOV�s). Additional parking is required per local code. Full Term: 180 Months Firm Term: 120 Months Additional Requirements: Space shall be located in a modern quality building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer.� If not a new building, the space offered shall be in a building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the space with modern conveniences. Space should allow for an efficient layout and office workflow. Space must provide maximum flexibility for systems furniture placement with few or no columns or other building or architectural obstructions. Space should have few curves or major offsets and must have large open areas to allow maximum design flexibility. Architectural features should not cause an inefficient use of space. ABOA SF does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The building must be able to meet certain security requirements as set forth in the Interagency Security Committee Standards, the Department of Justice Security Standards, and the US Courts Design guide. Not all minimum requirements are reflected in this advertisement. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.
