Presolicitation Notice/Advertisement ��������������������������������������������������������������� U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Nevada City: Reno Delineated Area: North � S McCarran Blvd to Pembroke Dr East � Veterans Pkwy South � S Meadows Pkwy West � Interstate 580 Minimum Sq. Ft. (ABOA): 19,522 Maximum Sq. Ft. (ABOA): 19,522 Space Type: Office (13,687) and Warehouse (5,835) Parking Spaces: 64 surface/reserved/secured Full Term: 180 months Firm Term: 120 months Option Term: One 2-yr option Additional Requirements: Accessible 24/7/365 Contiguous NOT be within 640 ft of any facilities identified by the ISC as �hazardous materials transportation/storage facilities�: bulk storage sites (hazardous materials storage sites, water purification centers, above ground fuel storage, rail yards, etc) NOT be within 400 ft of railroads carrying hazardous materials NOT be within 150 ft of gas stations or fuel tanks NOT to be located near �low risk facilities� such as day care centers, senior centers, schools, hospitals, and religious/rehabilitation/social services centers NOT be within 400 ft of public defenders, Immigration and Customs Enforcement (ICE), probation offices, Internal Revenue Service (IRS), universities, other businesses or facilities deemed unacceptable by Tenant Security for safety purposes. Space or facilities within 400 ft or adjacent to facilities associated with foreign powers identified in the Tenant�s National Security Threat list will not be considered Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain). Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); Date of space availability; Building ownership information; Amount of parking available on-site and its cost. Include whether��� expected rental rate includes the cost of the required Government��� parking, (if any); Energy efficiency and renewable energy features existing within the building and if it is Energy Star rated; List of building services provided; One-eighth inch scale drawing of proposed space offered or marketing brochure illustrating the floor plans and proposed space, or proposed site layout;
