Description
General Services Administration (GSA) seeks to lease the following space: State:�Virginia City:�Town of Herndon Delineated Area:�Town of Herndon Minimum Sq. Ft. (ABOA):�23,926 Maximum Sq. Ft. (ABOA):�25,122 Space Type:�Office Parking Spaces (Total):�0 Parking Spaces (Surface):�0 Parking Spaces (Structured):�0 Parking Spaces (Reserved):�0 Full Term:�0 Firm Term:�0 Option Term:�5 year term� Additional Requirements: The offered space must be contiguous The offered building must have the ability to accommodate ISC Level III Security requirements Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).� ). �For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. The U.S. Government currently occupies office and related space in a building under lease in Herndon, VA that will be expiring. The government plans to seek to add a 5-year renewal option for the entirety of the leased space. ************************************************************************************************ The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of interest should include the following information at a minimum: 1. Building name, address, and age;� 2. Location of space in the building and date space will be ready for commencement of tenant improvements;� 3. Rentable square feet (RSF) offered and rate per RSF;� 4. ANSI/BOMA office area square feet (ABOA SF) and rental rate per ABOA SF, full service, inclusive of a Tenant Improvement Allowance of $58.956/ ABOA SF and Building Specific Amortized Capital of $25.00/ ABOA SF, meeting GSA's standard building shell requirements. The Government may elect to reduce or remove the allowances above;� 5. Name, address, telephone number and email address of authorized contact; 6. Scaled floor plans identifying offered space;� 7. Information on project and building ownership; and 8.
